While it might seem that way, with the really cool play structures, slides, swings and climbing walls... it really isn't.  After all, big kids (spelled a-d-u-l-t-s) gat the band shell and the tennis courts.  And then there are the walking trails.  There is a trail that surrounds the park, and there is also the access to the new Camp Creek Greenway trail.  And it is only set to get better as Lilburn follows its long-term plan.  The Camp Creek Greenway will connect the Lion's Club Park to City Park, and then continue to connect to the proposed Jackson Creek Greenway north of Olde Town.  In the future, there is a plan for these Greenways to interconnect and provide a scenic and safe walk alternative for a wide variety of destinations around Lilburn.   But there IS a place for Kids... Parkview High School alum Eric Shanteau has made the US Olympic Swimming Team, competing in the 200 Meter Breast stroke. He finished 3rd in the 2004 Trials in both the 200m and 400m Individual Medleys, just barely missing the team. That, in an of itself, would be an amazing accomplishment. While preparing for my new blog (snicker, snicker... teasing it now) I ran across an interesting PDF.  Lilburn, GA commissioned a real estate analysis to look at ways to revitalize the city.  Some of the recommendations have already been undertaken.  In fact, the family went wandering on one of the new walking trails across from the recently upgraded park, playground and city complex.  So, diving in to the plan (69 pages!) there are some pretty cool things to learn.  These would be especially good for entreprenuers and prospective shop owners, as well as developers and property investors.  While looking over the current business propfiles, RCLCO (the company that performed the study) also showed which types of businesses were needed or desired to best suit the direction the City of Lilb...

Does it seem odd to compare the disparate industries?  Real Estate and Restaurants... It is actually more of a contrast...  There is something that the real estate industry, from the giant franchises all of the way down to hyper-local "Mom and Pop" shops, could learn.  And it comes from all sorts of restaurant models.  I love McDonald's... We all know about the stock market crash of 1929.  Bubble heads have tried to compare the run up in housing prices to the stock market crash for the last several years.  Maybe they have a point... maybe not.  This isn't about that.  This is about what people DON'T know as often.  When I looked up the crash, one of the very first lines was this...  "The market did not return to pre-1929 levels until late 1954,[3] and was lower at its July 8, 1932 level than it had been since the 1800s." There is a new subdivision coming up in Lilburn... and it looks great.  The Legends at Parkview  I stopped in tonight when the developer hosted a round table discussion for agents and mortgage bankers.  We talked about the philosophy of the builder, Mayfield Homes, as well as some of the finance options that are being offered on the properties.   First, a few basics.   The prices range from the low $500s up to the low $700s.  While there are nine different plans, each has several different elevations... and the builder is willing to modify any of them to better suit the needs of the buyer.  At the moment they are offering basement lots for the same price as slab lots.  In general, that amounts to about a $35,000 discount.  These discounts are expiring in March. Call me the King of Plan B… As always, I try to have a plan B.  This one still needs more development, but I am getting there. I have been trying to work with Parkview High School here in Gwinnett County for the last several weeks on a $1000 scholarship for a student blogger.  As part of this, I have had a couple of volunteer judges from the Active Rain real estate community agree to help sort through the entered blogs.  Further information about the criteria and the latest updates are here. We just got back from a fun event. Ok, if I were a serious fan of Parkview, it might not have been as fun... but if I were a serious fan of Brookwood, it would have been a hoot. But, I'm not going to actually talk about the game, except in the most circumspect of ways. I want to talk about the event. Despite our best intentions, we didn't get up to Parkview High School until almost 7:15. Since the game was scheduled to start at 7:30, we thought it would be ok... and if it weren't for the fact that the average fan was parking no closer than Snellville (where everybody is somebody!), that would have been plenty of time. ...to a Senior at Parkview High School in Lilbun, GA.  Now we just need to see who it is.  Sometime next week I hope to announce the details, but I have decided to offer a $1000 scholarship for a graduating Senior at Parkview HS.  I hope that I am able to expand the program to some more schools in Gwinnett County in the next few years, but this is a start.  I'm meeting next Monday with the counsellor at the school that administers these types of things, and we are going to figure out the rules and requirements.  So, if you are a high school senior at Parkview, or know one... let them know.  There will be some qualifications, but they won't have anything to do with real estate or any other career choice.  It will also not be income restricted or based on GPA or other direct school perfor...
