Overall, there is about an 9.8 month supply of properties, with sales weakening since June. Sales dropped off dramatically this year compared to last (154 v 223). In the sub-$200k arena, there are 1299 listings, with about a 8.8 month supply of homes. Sales accelerated through June, but then fell off as the tax credit was slated to end.  While inventories are down from just a couple of years ago, for the recent past, they are still high.  Sales for this year v last year are at 138 v 187. When financing is involved in a real estate purchase, it is important to understand if you will be subject to the title or lien theory of mortgages. The way in which a state will interpret how mortgage law is followed will be determined by which type of theory is practiced in your state. Each type of theory has special considerations on who will hold title and how foreclosure proceedings would take place if they were to become necessary. What happens to HOA dues and condo dues in a foreclosure? All condominiums have mandatory condo dues that cover the insurance on the building, the maintenance and liability insurance on the common areas and amenities, and some of the utilities. Many townhomes and subdivisions also have mandatory HOA (homeowner association) dues to cover amenities and common areas. If dues are mandatory, they are an automatic lien on the property, and the association is not required to file a separate lien each year. When a property is foreclosed, all current and previous condo dues and HOA dues are legally wiped out and unenforceable as liens against the property up to the date of the foreclosure sale. Sweetwater Middle School held an instore book fair at the Barnes and Noble on Pleasant Hill today.   The event was well attended, with stories being read and staff talking to community members. Students were rewarded for completing a summer reading program. Their principal, Ms. Eaton and many other teachers and staff members were in attendance.  Their staff is dedicated to teaching and learning and follows their principals enthusiasm to being excellent. We enjoyed attending the event. We chatted with staff and met many new friends and got reacquainted with many old ones.

There was an interesting experiment that started with five monkeys in a cage. A banana hung inside the cage with a set of steps placed underneath it. After a while, a monkey went to the steps and started to climb towards the banana, but when he touched the steps, he set off a spray that soaked all the other monkeys with cold water. Another monkey tried to reach the banana with the same result. It didn't take long for the monkeys to learn that the best way to stay dry was to prevent any monkey from attempting to reach the banana. Statewide ban on texting while driving goes into effect July 1. The Georgia State Patrol will observe a 30-to-60 day grace period in which any violations encountered will usually result in a warning. If cited for violating the new law, a driver may pay a $150 fine and will incur a penalty of one point on his/her license.  The newly minted law faces an uncertain legal future on several fronts. How enforceable will it be? Both safety advocates and law enforcement sources say making the law stick will be tough.
