Putnam County- combined 14.15 mills of property tax for school and country operations came in at 3rd lowest in the state.  Only 14 counties in the state have a millage rate lower than 20 mills. This is good news for a rural area.  The fact that we have Georgia Power, Horton Homes and high value resort communities boost our tax digest.  Our millage rate includes fire protection, library supplement and a hospital subsidy that some counties break out and tax separately. If you are selling a manufactured home in the state of Georgia, there are now specific laws in place on how to handle the DMV title to your manufactured home.  These laws have been in place since 2002, but some purchases made since that time were not handled properly.  MANY transactions closed without transfer of title prior to 2002. I had a recent experience where my seller owned a manufactured doublewide on Lake Sinclair and what the title search uncovered was shocking.  One half of the doublewide was in the name of owner # 1 of property, one half was in the name of # 3 owner and my seller was owner # 7.  Since owner # 1 was deceased and owner # 3 could not be located, this presented a bit of a problem.  When the person who's name the title is currently in cannot be located, the only ...

On January 7, 2009 we got a lead via our website from a prospect seller.  This seller lives in California, for the sake of this post I'll call him Jim.  Jim typed into a form that said he had a Lake Sinclair property he needed to sell.  Nancy Ewing was the on duty agent at Lane Realty that day, so the lead got put into her hands. Jim had kindly included his phone number so instead of emailing him, Nancy picked up the phone and called.  She got voice mail, so she also followed up with an email. If you are looking for remodeling, additions, updating work to be done, be careful and hire a reputable and licensed contractor. Recently two neighbors of mine had word done.  They went with the lowest bids from contractors not from this area, not members of the home builders association and maybe not even licensed with the state.  The jobs got done.  My neighbors felt satisfied and then bam out of no where came bills for materials in the mail.  They tried to reach their contractor only to find his phone number on his card was no longer in service.  Tried to find him on google, no luck.  Called the state to check on his license... ummm no luck their either. Well think again!  There is plenty going on in Putnam County. Here are just a few of the things that will be happening this spring:  The 50th Annual Dairy Festival. Well for the first time in over 5 years I got to see snow on Sunday.  Today the sky is blue and the snow has all melted away.  By this weekend the temperatures will be back to low 70's for the highs at Lake Sinclair.  Much more to my liking, although the snow was pretty. The other day when I was about to head home at the end of the day I went out to the mail box and was headed back in to the office when a car pulled into the parking lot.  The driver pulled up to me and rolled down his window and said "Mam, you dropped something back there by the mail box."    Lake Sinclair is a beautiful place.   Over 15,000 acres of fabulous water ways filled with fresh water fish including some incredible bass. It is used for all types of recreation, people swim, boat, ski, jet ski, fish, picnic, sunbath on some of the beach areas.  But the primary purpose for the Lake Sinclair is to provide cooling water for Plant Branch located on Hwy. 441 where the waters of Little River come together with the main channel of the Oconee River.  The plant keeps Lake Sinclair full of water for the purpose of having water available for cooling the power plant.  Lake Oconee is a holding reservoir to have additional waters to keep Lake Sinclair full pool even during times of drought. Having been in the real estate business for 17 years now I've had plenty of good and bad experiences with builders.  There are some that I recommend and some that I recommend people avoid. Last Friday I got a phone call from a stranger wanting some advice.  I really felt I couldn't be of much help to of her because she really needed legal advice, so I told her to take her Broker / Agent agreement and first read it and then to seek help from her Board of Realtors or an attorney. She was in a situation where she was changing agencies and wanted to know if she was going to be getting the commission on transactions that were pending.  Well I can't know what the terms of her contract are, so I really couldn't offer any help. I just knew she better find out what was in the agreement she had signed.  And I know as a matter of law what is supposed to be covered in said agreement.  My point in talking about this is YOU SHOULD BE AWARE OF THE TERMS OF THE AGREEMENT YOU ARE SIGNING....
