Preliminary stats for Duluth, March, 2010 indicated that there were 618 properties on the market. Overall, there is about an 14.3 month supply of properties, with a marked deceleration in Absorption Rate.  However, sales in March were 59, compared to 44 a year earlier. Image by djaquay via Flickr In the sub-$200k arena, there were 193 listings, with about a 10.3 month supply.  But that shows a slowing.  The Absorption Rate had gotten down into the high 4 month realm… and as recent as December, was in the low 5s.  January was the stinker month, with both February and March showing increases over 2009. Between $200k and $400k, there are 186 listings for sale, and about 15 months of supply.  Sales dropped from 16 in 2009 to 11 in 2010, but inventories have also dropped. From $400k to $600k...

Duluth, GA - After the county said, "no new taxes," they promptly adjusted the millage rate - the percentage used in calculating your property taxes - to increase tax revenue.  Following in line appears to be the city of Dulth.  An increase in taxes won't necessarily impact the residents greatly but could push some over the edge and force them to look at doing a Short Sale, like the proverbial straw. In its fourth 2 1/2-hour meeting Thursday night, committee members debated before agreeing to a tax hike of up to 1 mill to help stem an expected $2.27-million revenue shortfall for fiscal 2011.A one-mill increase would equate to $60 a year on a $150,000 house and would provide a boost of $1 million to the city's coffers. Duluth's rate is 5.191 mills, compared with Suwanee's 5.77 mills and N...

NCR has called Dayton Ohio home for 125 years.  This Fortune 500 company is now going to call Duluth Georgia home.  It's nice to see that such a big company has seen the benefits of moving to Atlanta. In Duluth, NCR executives will occupy a six-story building across from Gwinnett Place mall, less than a mile from a facility the company already owns where 300 employees work. NCR said the move will bring 1,250 jobs to Gwinnett. In addition, a new NCR manufacturing plant in Columbus will create 870 jobs, and another 900 jobs will be created at a service center in Peachtree City. Jim Maran, president of the Gwinnett Chamber of Commerce, said the move will draw more technology-based companies to the area. "We have a state department and a governor who are very positive about economic develop...

Preliminary stats for Duluth, January, 2010 indicated that there were 568 properties on the market. Overall, there is about an 13.4 month supply of properties, with a marked deceleration in sales.  Sales in January were 45, compared to 48 a year earlier. In the sub-$200k arena, there were 162 listings, with about a 8.7 month supply.  But that shows a slowing.  The Absorption Rate had gotten down into the high 4 month realm... and as recent as December, was in the low 5s.  Between $200k and $400k, there are 170 listings for sale, and about 13 months of supply.  Sales dropped from 19 in 2009 to 15 in 2010, but inventories have also dropped. From $400k to $600k, there were 53 homes on the market. The absorption rate was around 8.8 months.  That is largely on the strength of December sales....

Duluth, GA is a suburb of Atlanta, in the heart of Gwinnett County. It actually straddles the county line and has unincorporated portions in South Forsyth County. The population of Duluth is estimated as about 26,000 people as of 2008, but this doesn't include unincorporated areas outside the city limits, but with a Duluth mailing address. It is also home to Sugarloaf Country Club, a PGA stop until recently.  Forbes Magazine rated Duluth 26th in their nationwide survey of the best places to move, and it is one of the wealthiest parts of Georgia.  It is also home to the Arena at Gwinnett Center (Home of the ECHL Gwinnett Gladiators) and the Atlanta Thrashers practice facility (the Duluth Ice Forum). There is a LONG list of celebrities and athletes that call Duluth home, largely because o...

Another in a long line of interesting yet somewhat meaningless lists, Duluth, GA has made Business Week's Best Affordable Suburb.  Time will tell if Duluth decides to put a billboard proclaiming their newfound status as Suwanee did and still does for the 2007 Money Magazine award. "A wealthy, fast-growing suburb of Atlanta with a town green, Duluth has a mall, civic and cultural center, arena, arts center, and theater. Residents can also join golf and country club communities. The housing in Duluth includes single-family detached homes, condominiums, and town houses. There are several schools in the area, which is part of the Gwinnett County Public Schools district." Duluth is a great city with a ton of convenience, however, it wouldn't have been my choice for affordable.  In Gwinnett C...

After reading the inman article written by Jay Teresi about Real Estate Darwinism, I thought I would write my own, some with some counter points, some agreements and my own take. In the article, Jay states that the agents that lead us out of this mess will be experts in their field and utilize technology and be great at customer service. Then goes on to say that the majority do not do this.  He goes on to say that technology will ultimate push the strongest to survive and that independent contractors will give way to employees.  In addition there are some comparisons made to insurance agents (the article while short is only half visible due to inman's "premium" service). I agree in every way that it will be survival of the fittest and those that are most successful will be the ones that...

I wanted to fire back on Jay Teresi about his article on the future of real eastate and how he is dead right and wrong at the same time, but as usually GOOGLE trumps all.In my google reader or more correctly, my homepage there's an article about Google's SEO Report Card from a small blog.  You can download the report there, but here's some nuggets.TitlesUse the space provided - Most major search engines display approximately 60 characters from a page's title tag in the title of a search result. These 60 characters are an opportunity to tell both users and search engines what the focus of the page is. There's no need to go past this many characters, as most search engines will display ellipses ( ... ) after this limit. Also, search engines may give less weight to words after a certain po...

I read quite a lot about the Tech industry and Real Estate industry. I also have interest in overseas business which led me to some interesting blogs.  What's pretty interesting is the number of Real Estate agents involved in Technology.  Scary really.  When your primary function as a business owner is to: Generate Leads Service Real Estate Needs Using Expertise It seems pretty silly to think that agents are becoming SEO & Social Media Gurus when their primary tasks should be following up on these leads.  America Loves real estat though so yes, I include myself in this group techy agents. Apparently, the rest of the world doesn't get it.  From the obsession with Twitter to our overuse of blogs and our perveyances on facebook. I have over 1500 "friends" on facebook. 200 of these people c...

The whole year of 2009 was challenging in some segments.  In other segments, it has shown surprising resilience and strength.  It is one of the markets in Gwinnett County, GA, that has shown relative strength, even into the last quarter of 2009.  And it started off fairly strong. Looking back over the last couple of months for Duluth, GA, the market has moved... but only a little.  The biggest thing has been the First Time Home Buyer Tax Credit.  It has had a GIANT pull on the market, and when it "expired" (it was renewed and expanded before it actually expired, but the effect seemed to expire) it altered the direction of the market... as it did when it was enacted. Let's knock out a few numbers... There were 527 Listings as of 12/31/2009 December currently reports with 57 sales The Abs...

With the new year, comes new short sales.  I thought I would share with you what we are seeing in the market place and hope that you might share with us so we can all grow. HAFA is getting rolled out and if you don't know, be sure to read up on it.  It'll likely streamline the Fannie Mae and Freddie Mac loans with some wrinkles, such as possibly having to wait for you clients to be denied a loan mod first. FHA Short Sale loans are still awesome to work with, but for Bank of America FHA Short Sales, you must have the customer call and demand to be a part of the Pre-Foreclosure Sale.  Most of the phone people don't know what this is, so they will have to go to someone who does. Property Preservation companies are still a pain in the rear when it comes to vacant short sales.  I have notice...

Image via  Wikipedia Yes, Georgia, there is a Duluth nearby… you don’t have to go all of the way up to Lake Superior to find it. About Duluth, GA… Duluth is one of the most prestigious areas in Gwinnett County, GA.  It is home to several high end developments, like Sugarloaf Country Club and St. Marlo County Club (which is actually in Forsyth County, but has a Duluth mailing address).  Duluth does actually extend slightly into both Forsyth and Fulton Counties, but it primarily in Gwinnett. As of July, 2008, the population of Duluth was estimated at about 26,000 within the city limits.  That represented an 18% growth since 2000.  Forbes Magazine ranked Duluth 26th on their list of the best places in Amercia to live.  NCR, Primerica Financial and AGCO all call Duluth home.  Also calling ...

If you asked me on any day before October 21st about Twitter, I would tell you what my opinion was: "Twitter is a news feed.  It's great for news, PR and corporate entities.  It's not worth a Real Estate Agent's time to be on there unless they are researching opinions, ect. Interactions are weak, it's like having coffee pot conversations on the net.  Pretty useless interactions, good to have your blog automate postings to it." I stand corrected today.  As of October 21st, Google & Bing have decided to INDEX twitter posts! That doesn't mean you should go and sign up for Twitter without a plan just yet.  I wanted to give you a game plan.  Twitter just became relevant (to me) but it's still a place where time can be wasted in the bunches! When you tweet use key words - Atlanta Real Estate ...
