Preliminary stats for Duluth, March, 2010 indicated that there were 618 properties on the market. Overall, there is about an 14.3 month supply of properties, with a marked deceleration in Absorption Rate.  However, sales in March were 59, compared to 44 a year earlier. Image by djaquay via Flickr In the sub-$200k arena, there were 193 listings, with about a 10.3 month supply.  But that shows a slowing.  The Absorption Rate had gotten down into the high 4 month realm… and as recent as December, was in the low 5s.  January was the stinker month, with both February and March showing increases over 2009. Between $200k and $400k, there are 186 listings for sale, and about 15 months of supply.  Sales dropped from 16 in 2009 to 11 in 2010, but inventories have also dropped. Duluth, GA - After the county said, "no new taxes," they promptly adjusted the millage rate - the percentage used in calculating your property taxes - to increase tax revenue.  Following in line appears to be the city of Dulth.  An increase in taxes won't necessarily impact the residents greatly but could push some over the edge and force them to look at doing a Short Sale, like the proverbial straw.In its fourth 2 1/2-hour meeting Thursday night, committee members debated before agreeing to a tax hike of up to 1 mill to help stem an expected $2.27-million revenue shortfall for fiscal 2011.A one-mill increase would equate to $60 a year on a $150,000 house and would provide a boost of $1 million to the city's coffers. NCR has called Dayton Ohio home for 125 years.  This Fortune 500 company is now going to call Duluth Georgia home.  It's nice to see that such a big company has seen the benefits of moving to Atlanta. In Duluth, NCR executives will occupy a six-story building across from Gwinnett Place mall, less than a mile from a facility the company already owns where 300 employees work. NCR said the move will bring 1,250 jobs to Gwinnett. In addition, a new NCR manufacturing plant in Columbus will create 870 jobs, and another 900 jobs will be created at a service center in Peachtree City. Jim Maran, president of the Gwinnett Chamber of Commerce, said the move will draw more technology-based companies to the area. In the sub-$200k arena, there were 162 listings, with about a 8.7 month supply.  But that shows a slowing.  The Absorption Rate had gotten down into the high 4 month realm... and as recent as December, was in the low 5s.  Between $200k and $400k, there are 170 listings for sale, and about 13 months of supply.  Sales dropped from 19 in 2009 to 15 in 2010, but inventories have also dropped. Another in a long line of interesting yet somewhat meaningless lists, Duluth, GA has made Business Week's Best Affordable Suburb.  Time will tell if Duluth decides to put a billboard proclaiming their newfound status as Suwanee did and still does for the 2007 Money Magazine award. "A wealthy, fast-growing suburb of Atlanta with a town green, Duluth has a mall, civic and cultural center, arena, arts center, and theater. Residents can also join golf and country club communities. The housing in Duluth includes single-family detached homes, condominiums, and town houses. There are several schools in the area, which is part of the Gwinnett County Public Schools district." After reading the inman article written by Jay Teresi about Real Estate Darwinism, I thought I would write my own, some with some counter points, some agreements and my own take. In the article, Jay states that the agents that lead us out of this mess will be experts in their field and utilize technology and be great at customer service. Then goes on to say that the majority do not do this.  He goes on to say that technology will ultimate push the strongest to survive and that independent contractors will give way to employees.  In addition there are some comparisons made to insurance agents (the article while short is only half visible due to inman's "premium" service). The whole year of 2009 was challenging in some segments.  In other segments, it has shown surprising resilience and strength.  It is one of the markets in Gwinnett County, GA, that has shown relative strength, even into the last quarter of 2009.  And it started off fairly strong. Looking back over the last couple of months for Duluth, GA, the market has moved... but only a little.  The biggest thing has been the First Time Home Buyer Tax Credit.  It has had a GIANT pull on the market, and when it "expired" (it was renewed and expanded before it actually expired, but the effect seemed to expire) it altered the direction of the market... as it did when it was enacted. With the new year, comes new short sales.  I thought I would share with you what we are seeing in the market place and hope that you might share with us so we can all grow. HAFA is getting rolled out and if you don't know, be sure to read up on it.  It'll likely streamline the Fannie Mae and Freddie Mac loans with some wrinkles, such as possibly having to wait for you clients to be denied a loan mod first. FHA Short Sale loans are still awesome to work with, but for Bank of America FHA Short Sales, you must have the customer call and demand to be a part of the Pre-Foreclosure Sale.  Most of the phone people don't know what this is, so they will have to go to someone who does.
