Last Friday, I have a great closing.  The process went very smoothly, and the buyer was elated about the home.  He and his wife are leaving their apartment now, and they own their own home.  The home is pretty good shape.  It needs a neutral paint job, and it needs some flooring. Tonight I got a phone call from the buyer.  He had contacted the water company to have them come out and turn on the main water switch for the house.  The water company came out at a time when he was not home and got the water flowing into the home.  Well, no one checked to make sure all of the valves were turned off inside the house, and you guess it - the place got flooded.  It was the ice maker line upstairs in the kitchen that was left open and caused a bunch of damage.  He called me very upset, and I'm doi...

The frustrating part of this experience was the reminder that - statistically - most agents won't or can't, and therefore certainly don't make an irresistible presentation on pricing.  90% (9 out of 10) listings are listed too high.  In the third quarter of this year, the median Days on Market for homes that were priced right and did not need a price reduction in order to sell was 25 days (less than a month!) in metro Atlanta.   However, for those listings that had to have a price reduction before they could sell, the median Days on Market for those homes was 252 (10 times longer!).   The truth is that being overly optimistic about a listing in terms of price or condition or appeal is the equivalent of putting lipstick on a pig.  We live in a smart world.  We are living in the reality ...

  On August 20, the first phase of the credit card bill that was approved in May took effect.   Key changes in the way credit cards work include:  1.Customers will now receive 45 days notice, up from 15 days, before interest rates increase. 2.The minimum balance due can increase by no more than two times the percentage that it previously has been. 3.Bills must be mailed 21 days, up from 14 days, before the payment is due.  The balance of the bill's provisions will become effective in February. Until then, consumer advocates' concerns center around credit card issuers continuing to increase rates, lower credit limits, decrease rewards programs, and close inactive accounts. I actually was referred to the Five Guys chain by a client and was I glad. These have to be the best burgers I have tasted. So I want you to put them to the challenge. Let me know if you think you can fine a better burger anywhere else. I met the store Manager Charita aand owner Jim Ellison, great people, the want their customers to feel like they can kick back and take it easy while enjoying freshly prepared burgers and watch out for the fries!!
