For those who live in the Hamilton Mill area, there has always been a curiosity as to what would go up in between the Home Depot and the Kohl's.  With construction underway on several shopping areas, one project has piqued some interest. Great Escape Theatres of New Albany, IND will open an ALL digital theatre in md to late May.  For an area with over 45,000 family living in a 5 mile radius, this is a great need! I stumbled onto a contest about The Greatest Real Estate Agent in the World.  At first I thought the post referenced some content from a recent Keller Williams Family Reunion topic about being the Greatest Real Estate Agent in the world. One of the actual topics was about being hyper local and very knowledgeable about one thing, so that you could in essence be the greatest Real Estate Agent in, yes, the World. As of today Hamilton Mill has almost 90 Active homes for sale in Hamilton Mill subdivision in Dacula Georgia, and there are 9 pending sales.  Last November which was the last full month of MLS statistics, there were 11 homes sold in Hamilton Mill.  Days on market to sell a home in Hamilton Mill have increased 19.6% to an average of 92 Days to contract. All 11 homes sold were resale homes.  The average original list price was $397,888 the Average Sales Price was $364,331 which equals a realistic list price sales price ratio of 91.56%.  Caution!  If you view a rising home price between 2006 to 2007 it is misleading, because the seller is now paying buyers closing closts, where last year it was still more of a negotiable item.  Most of these homes have been on the market before, so origina...

Hamilton Mill, perhaps one of the neighborhoods hardest hit by the real estate market has more homes for sale than a small city.  Hamilton Mill is a small city, with 45,000 people living in a 5 mile radius, it makes for an interesting area.  An area that's also up in arms about the recent school redistricting plans.Currently there are 119 Hamilton Mill homes for sale in Dacula.  With an average price of  $430,582 Hamilton Mill offers a wide range of property. November, 2007 As Winter marches toward us it's easy to make comparisons to Georgia's weather and Real Estate.Much like the past few weeks with fluxuations in temperature from almost freezing to weather hot enough for shorts, the Dacula Real Estate market has been equally hot and cold.  With a flurry of activity that dies out as quickly as the fall colors come and go, the Real Estate market has been a interesting one this year. Currently there are 741 Dacula homes for sale with an average price of $331,743.  Although Dacula is certainly known for it's luxury homes, the most expensive home in Dacula is only $1.5 million. That $331,743 is almost $100k over the average price of a home currently under contract. At $259,663 owners are having to wait roughly 100 days to get their homes sold. ...

 Duncan Creek and the Mill Creek Cluster have quickly come on the scene as one of the "go-to" schools.  Mentioned along the same breaths as Brookwood, Parkview and Peachtree Ridge, the Mill Creek Cluster is one of the top schools.Ask anyone in Hamilton Mill and they'll tell you why the schools are so good... because they built them.  Not with their actual labor but donations, time and parental involvement.  Some would say that the schools should be named after the neighborhood. It's been a long time coming in an area with over 45,000 people in a small 5 mile radius you'd think we'd get our Chick-fil-a Resturaunt sooner than this.In any case, it's here, and it's opened.  If you missed the grand opening you missed out on free chicken, photo ops with a big ole cow and of course all your neighbors.  Expect a long line, not sure if it will ever die down. Chick-fil-a is of course, Georgia's favorite past time and resturaunt.  If you are relocating to Georgia, you must try this Georgia original. August 15, 2007 Dacula is a great little city that expands from Interstate 85 North at exit 120 to highway 316, making it a very wide city. There is a petition going around in the City of Dacula, GA that is trying to permit a liquor store. Here's the actual post on a forum from the Mayor of Dacula:"You may be aware that there is a private initiative to bring liquor stores to Dacula by way of forcing the City Council to call a referendum for such purposes, and you may have seen an informational piece posted near your mail box about this. This is not an initiative of the Mayor and City Council.If a verified 35% of the registered voters in Dacula sign the petition, the City Council is required, under state law, to call a referendum concerning package sales of distilled spirits. I just showed my wife what I have been doing on the internet all these nights and morning.  Yep, ActiveRain posts.  She thought it was cute, but said, "What's this going to do for you?"  I quickly did a search on Google for Dacula Real Estate Agent, and sure enough, at the bottom of the first page, there I was, my Active Rain blog!
