In a recent article written by Norman Cooper in our North Georgia News, he quoted Union County Commissioner Lamar Paris as saying this, "we have projected our 2009 expenses to be covered without a Property Tax Increase." Based upon a public hearing that was held back in December of 2008 where Lamar Paris went over Union County's budget for 2009, he also stated "...we are thankful with the economic slow down that we will be able to maintain our 2008 budget." This is great news for Union County Residents here in the North Georgia Mountains. Last years Tax Increase was substantial in my opinion so it is good to hear that our Property Taxes will be remaining the same for 2009. North Georgia News has reported that Union County High School in Blairsville Georgia, has achieved a Gold Award under Georgia's Single Statewide Accountability System (SSAS). The accountability is based upon the students performance on Georgia curriculum exams and Adequate Yearly Progress status. The Governor's Office of Student Achievement Executive Director Jennifer Rippner Buck was quoted as saying, "It is my honor to congratulate your school as a winner in the 2008 Single Statewide Accountability Systems Awards. The North Georgia Mountain region offers many waterfalls. One of the most accessible is Helton Creek Falls, located in the Chattahoochee National Forest just north of Neel's Gap on Blood Mountain. There are actually two falls here, an upper falls that plunges at a sheer angle and is the taller of the two. and a lower falls that is easier to approach and although slightly less spectacular, is still a decent cataract worthy of a visit. To get there; take U.S. 129 about 12 miles south from Blairsville. Turn left on Helton Creek Falls Road. It's always been my favorite time to take photographs. We have had a few years of drought so I am not sure how good the color will be this year, but I always like to get out and experience the change of the seasons. Short term rentals are big business up here in the mountains and a lot of folks want to know how to use the 1031 exchange program to purchase a vacation home.  If you are asking what the heck is a 1031 exchange program? Well to summarize without getting into to much depth, the 1031 exchange program allows the deferral of the gain from one investment property into another. The tax court has ruled that properties held strictly for personal enjoyment do not qualify for this program. When I was a young boy, 12 or 13 years old, I lived down in Sarasota, Florida.  My Favorite thing to do in the summer was to fly a kite and I used to do it right in the street in the subdivision where I lived.  I would start out in the street and inevitability I would end up flying the kite in one of my neighbors yard.  On one occassion as I was flying the kite standing in the yard I noticed a wierd smell coming from the neighbors home.  On further investigation I also found that the windows were a dark color and they showed signs of heat with black soot above the window on the exterior of the house.  With my heart racing out of my chest I got my kite down, which seem to take forever and ran around to the front door.  I knocked on the door over and over again trying to get somebody to a...
