Did you ever go into a Atlanta neighborhood where you think the prices are astronomical, and yet when you check the listings for Actives everything is either "Under Contract or "Pending Sale" except one listing?  The listing that hasn't sold seems to be priced right, clean, has OK curb appeal but it is listed for sale month after month?  When you finally get into the home, everything seems in order, nothing spectacular but priced right!  It may even be priced way below market.  A few months pass, and now you see more major price reductions, the Atlanta MLS has a note that says "Seller Desperate!"  "Bring All Offers!"  And for the life of you cannot figure out why? I moved around same props for opposite side to take another picture. I forgot to bring a wall art, and a brown curtain I prepared:( Blame on heavy rain today!!I took first photo with an angle to show double sinks, a garden bathtub, and a shower. Second one to show a nice size window by bathtab showing the view.I am not just used to decorate the room with white wall. I just finished staging this house. They are a young couple with one small daughter. I really wanted to repaint the wall and update lightfixture, but owner was in tight budget. I bought 8 accent pillows, 2 square wicker tables, wall-art. I bought them from Target, Pior1Import, and World Market. I spend $230 for shopping. ($100 pillows, $50x2 tables, $25 art) I used homeowners belongings as much as possible. I rent my immitation palm tree and some of the accent decorations to homeowners. Hi, it was really hot day here in Atlanta today. This is the pictures of kitchen makeover. We painted kitchen cabinets with semi gloss paint and changed cabinet hardwares and faucet, applied large vinyl tiles on the floor. Fresh coat of paint and replace stainless appliances to finish the look!If kitchen cabinets are in great shape, and in good layout, your kitchen can have new look without overhaul entire kitchen. When you paint kitchen cabinet, make sure you apply primer and paint with semi gloss or gloss paint since gloss paint is hard to paint on and doesn't stick on surface without primer. Gloss paint is easy to clean the surface like oily kitchen area compared with satin and flat paint. I would not recommend to paint walls on other area with glossy paint since it reflects too much...

Hi, I love how this bathroom came out. I almost changed everything in this bathroom. I found a bathroom lightfixture with discount in Homedepot. I found a large mirror with dark bown wood frame to go with lightfixture at Wal-Mart. I installed vinyl tiles like you see on HGTV! It was easy upgrade with low budget. ...I have to go now. My friends just came by. I will finish this page when I come back!Great day!

Hi, I am uploading my Redesign work for KIDs ROOM. Sorry, this is not Home Staging design. I still love to design for KIDs Room and different themes if I have chance.I bought almost everything from IKEA to accessorize this room except a rug I bought from Bed, Bath and Beyond. I love Ikea products to decorate Kids room but I didn't really like quality of anything else. Wish they use a little bit better materials to make furniture. I still love to get ideas for furniture arrangement and color themes from showroom at Ikea. Rooms2go Kids also has nice furniture and accessories for Kids room. I am working on Teen Girls Room right now. I will upload Before&After pictures after finish!

The intown Atlanta real estate market is off to a bit of a slow start with 352 condos sold in the first 3 months of 2007 compared with 387 condos sold in 2006. Currently there are 1826 condos for sale in the intown Atlanta real estate market. 85 condos have sold in the last month which translates into inventory supply levels that would take 21 months to sell - and that is if no new condos enter the market! During the same period of 2006, 203 condos sold.This presents a good opportunity for buyers because with so many options, sellers will need to make valuable concessions for buyers to maintain an interest in buying their condo. I have recently been talking with one of my prospective clients who have expressed interest in purchasing section 8 properties as a means of Investment for short term cash flow.I have been researching and gathering information to assist him in his decision making as well as for my general knowledge base.One of the main motivator for investing in section 8 is because of the guaranteed income coupled with the high demand for these properties. Subsidized housing is a good investment option, however I also heard that the tenants, because they are usually unemployed, don't usually take good care of the property and can leave the property trashed and in a very bad condition. Based on your experience what form of investment in real estate is best for short term cash flow? Thanks!

I guess the age old dilemna is do you want to list a home for sale in an Atlanta subdivision that is still building?  It is very difficult in normal times to place your resale listing on a competitive footing with price alone in this situation.
