The Atlanta luxury real estate market is decidedly in favor of buyers currently with inventories running extremely high which presents a unique opportunity to leverage the market if you have decided to buy a luxury home in Atlanta. The most significant reason for the buyers market rests squarely on in simple explanation of an oversupply of new construction luxury homes. This excess inventory is due in large part to speculative building on the part of contractors who failed to recognize that the most recent real estate "boom" was beginning to reach a tipping point at the beginning of 2006. Whats's with all  the new town homes in Atlanta?  Unlike major cities like New York, Boston, Philidelphia, Chicago, Baltimore, Northern Virginia, and the DC area, until recently... Atlanta has never been a town home city.  Atlanta used to be mostly a single family home town. Why?  I really don't know, but perhaps it is because there is so much raw land that most persons prefer a single family home.  The demographics of Atlanta with a median younger age dictated the need was a two story 4 bedroom 2.5 bath home.  If the builders are building them for the retiring baby boomers, hasen't anyone told them that baby boomers do not like stairs?  And those new elevators don't quite cut it either!But lately, no matter where you turn there are new town homes in Atlanta coming out of the ground eve...

You cannot pick up a newspaper, a magazine, or watch a TV news show these days without hearing about a real estate market correction, slowing real estate markets, a real estate bust, declining home prices, or a real estate bubble that has burst!  But are prices really dropping?  No they have not! It is my opinion they are priced totally wrong.For the last year or so we have had a major influx of new agents in real estate that are operating with little or no supervision.  They have taken listings that and reputable full time real estate professional would turn down without blinking an eye, and list the property at what ever price the seller wanted.  If in Atlanta I sold a home in a neighborhood where the medium price was $470K, and sold the home for 480K that is within the norms.  On a p...

Over the years in real estate it never ceases to amaze me if you present an offer after careful research to the listing agent...  sometimes the other agent gets really indignant and acts as if you insulted the seller.  This happens even if you've done a lot of research on the comps.  Your numbers may be right on the money, it is their expectations that were were not met!  It is always a painful and delecate situation for all because there is emotion attacted to the deal. The agent by law has to present the offer to the seller.  The problem is that the agent is the messenger to the seller.  If they tell the seller it is too low, the seller may just outright reject the offer.  Real estate markets have now changed and will be changing for some foreseeable future, it would be financial suic...

Eventually we couldn't follow the design theme I planned with many many many reasons...:( We just did a simple "redesign to live". We couldn't afford to do a lot of things I wanted to get done but at least we created fresh new look with small budget except plazma screen TV! << this is not a props, actual TV they purchased:)Problem for this room was a wall mirror reflecting everything in this room. Did you ever go into a Atlanta neighborhood where you think the prices are astronomical, and yet when you check the listings for Actives everything is either "Under Contract or "Pending Sale" except one listing?  The listing that hasn't sold seems to be priced right, clean, has OK curb appeal but it is listed for sale month after month?  When you finally get into the home, everything seems in order, nothing spectacular but priced right!  It may even be priced way below market.  A few months pass, and now you see more major price reductions, the Atlanta MLS has a note that says "Seller Desperate!"  "Bring All Offers!"  And for the life of you cannot figure out why?
