I'm very excited to announce a new tool on my website that will definitely help consumers searching for real estate. I just upgraded the IDX on my Atlanta real estate website to a custom home search that allows buyers to search homes for sale with an interactive map as well as searching Atlanta homes for sale by subsivision, school district and basically, a complete custom search for all Atlanta homes. We just sold our home in Atlanta from our Atlanta Real Estate Blog on Active Rain.  An Atlanta home buyer found our listing on the Internet within 2 days of writing a Blog on our own home for sale in Alpharetta, and made an appointment to see the home. I originally designed the Blog as a real estate flyer in www.Postlets.com and then published it on our Atlanta real estate Blog on Active Rain.  Within 2 days we had an appointment from a buyer that made an appointment to see our home.  They viewed our own home, and at the end of the 2 hour tour they said the home was just perfect for their needs, and wrote an offer.   They then identified the Atlanta real estate blog as the source to where they found our home.  We just closed on the sale last Friday.  I thought this was a great opportuni... 08/22/2007

I was surfing the real estate news stories this evening when this real estate news article caught my eye.  It was in the Houston Chronicle online, and was entitled "Further decline in the number of real estate agents predicted!"  In the Atlanta real estate market a few years ago, we had about 12,500 agents, we now have 45,000.  The numbers of sales never grew exponentially, and now have returned to almost normal sales levels of about 5000 sales per month.  That is not enough income to sustain most agents in their monthly obligations such as mortgage payments, food, clothing, mortgage and auto payments.  There are 20% less closed sales in single family residential classes of real estate in Atlanta from last July 06 (6538 sales) vs. July 07 (5265).  In Condos and town homes a comparison o... 08/21/2007

Melamine is low pressure laminate resin consisting of a white crystalline organic base. Melamine is mainly used to produce melamine resin when combined with formaldehyde produces a very durable thermoset plastic. Formaldehyde is a toxic carcinogen found in particleboard furniture. This furniture releases the highest concentration of pollutants into the air inside the home in the form of breathable dust and vapor particles.  Exposure to formaldehyde occurs when dust and vapors are breathed in.This plastic is often used in kitchen cabinets, glues, countertops and is the main constituent of Formica®. The importance of a buyer's agent is derived from the principle that there are potentially many pitfalls associated with a real estate transaction; things you may never even think of. Caveat Emptor (buyer beware). A buyer's agent is your represenatative and advocate during the purchase. A home buyer should seek out a good buyer's agent who is focused on saving the buyer money through strong negotiations throughout the entire transaction; for homes listed in the MLS, the commission for the seller's agent and the buyer's agent is already built into the final price of the home. It's been discussed over and over how important relationships are to our business.  I'd like to share a quick example of how a staging relationship has further blossomed.I emailed one of my Atlanta-Area clients last week to remind her that her 90 day contract was about to expire and to decide if she wanted to continue month to month or destage.  She called me back and said she needed to think about it and would get back to me in a few days.  She said the home had significant traffic and everyone LOVED the way it looked just no offers.  My instinct was to apologize when she said "NO!  It's not you!  The house looks great!  This market sucks!"  It was suggested that she lower her price but she adamantly refused saying she already listed significantly lower than two properties on the same ... 08/15/2007

The real estate market in Atlanta has changed over the past six months and much of that change is a direct result of larger changes taking place in the mortgage industry. The recent fallout with what are called subprime and ALT-A mortgages will have a negative impact on Atlanta homes for sale and the results are already being felt by buyers and sellers alike. One of my favorite area in Atlanta has to be Chastain Park and Chastain Park real estate exemplifies all that is great about a family neighborhood with great schools, excellent, healthy outdoor activities, lush landscaping and quiet streets. Chastain Park real estate reflects what is good about Atlanta real estate in so many ways. Well, we finally got an improved Atlanta homes for sale website! All Keller Williams agents have access to the free Wolfnet IDX solution, but, few have taken the time to learn how to use it effectively to customize individual url's to create custom searches. This was VERY time consuming, but, I think will help improve the usability for consumers considerably over the standard search. We created individual custom searches for Alpharetta, Roswell, Sandy Springs, Atlanta and we are working on Buckhead and Brookhaven as well. Each city can search homes for sale by price, broken down into categories, subdivisions, MLS number, zip code, address and so forth. We added new construction as a search tool as well. I had an Interview with www.Bankrate.com and a topic came up during the course of the interview that really gets me going!  In the last few years the numbers of real estate agents that have come into the real estate industry are nothing short of incredible! Most of the new agentys even in good times would be doomed to failure, since there is an 80% turnover every two years.  In the Atlanta real estate market there has been a 300% increase in the numbers of real estate agents in the just the last few years, and sales have not grown.  The problem is that the agents that are out there right now in real estate have little, if no experience, and no one is guiding them! Real estate brokers, have take the training wheels off of the new agents, and pushed them out to play in traffic!  This tota... 08/03/2007
