I have four active seller listing presently and all are nice homes at a good price. Nobody's getting activity (showings).  I call the agents in the areas I have listings and ask about their experience but keep hearing the same woes. Where are the buyers.  Atlanta is growing by about 1,000 per month, [intown, per ARC #s] and they can't all be living in Post apartments?  First time buyers take note.  I have a lender partner with 400,000 dollars to give as free grants and millions more to lend at low rates even with no money down.  This is the time to act. Get off your butt and call me. Let's get this party started. Blood is in the streets and we're at the bottom. You 'll never have a better opportuity than right now!! Best wishes!

First a notice from Courtney Jones regarding a lost pet cat: A white, gray, and tan short haired cat (medium build) has been hanging around our house (2349 Hurst Dr.) It seems to be domesticated b/c it is very friendly and affectionate, but has no tags. This included weed eating of the area of the future fountain. The mulching of the roadway planter beds and the fountain area will take place next week. Why is it that it is so easy to get sucked in by naysayers? Naysayers include, but are not limited to, the media, other agents, clients, brokers, friends, family - the list goes on. In order to stay focused on a high-level business, with top-botch customer service, you need not give the time of day to these naysayers. One way we combat this in the office is to continue our daily customer service and lead generating programs with smiles on our faces - as we lock ourselves in our corner office - and proudly hang the Do Not Disturb sign. From Personal Newsletter:August ended up being a strange month. If you ask any seasoned Realtor about the market most of them will tell you it's just plain "weird." We've had worse markets, we've had better, but this one is just strange. It's not bad per se, just diferent. New challenges with financing, new challenges with people's perception. I had an attorney reject a certified check, that's a first. As we head to Fall, my favorite seaon in Atlanta, we'll see what this market holds for us this year. Last year, Fall was my best season and thank the good Lord, because I didn't see many sells at all last Winter.

 As I sit here, 27 stories above the hustle and bustle of Midtown with that picture out my window (yep, just took it 10 minutes ago!) I think in the Atlanta real estate community we can all agree that the Atlanta real estate market we've known it for the past few years has changed.  Homes in Atlanta area not selling as they were last year.  It is a buyers Market without Buyers! There are over 114,000 homes listed for sale in the Atlanta market, Each month the sales are now starting to be exceeded by the expireds and withdrawn listings.
