While the most significant increases are in areas where hurricanes are a risk, even homeowners in non-coastal areas are seeing increases in their home insurance rates. Here's a few tips on how you can save on your monthly premium: get a copy of your CLUE report - just like a credit report, this will give you a detailed list of every claim ever placed on your home. And, just like a credit report, this can contain errors. Insurers can justify increases based on your CLUE history, so it's worth checking it out. get a quote from several companies - most new homeowners just use "someone my family recommended". Sure, loyalty is honorable ... but, a 10-20% savings annually with another company would be worth a switch. If nothing else, a lower rate from a competitor will give you ammunition to ...

We may not be loaded with color like the North Georgia mountain area, yet...but it is finally beginning to feel like fall in Athens, GA!  We went from spring like weather with highs in the mid 80's to waking up to 39 degree temperatures this morning and seeing much much needed rain over the past few days.  The leaves are finally turning!  Below is one of the prettiest I've seen yet this year (found by son & girlfriend a couple of days ago in the front yard). This leaf is so pretty, it got to come inside for some more pictures! In the strange juxaposition of things that happen with weather like ours in Athens, one of my rose bushes has bloomed 3 times this year!  Below is what will surely be the last bloom of the season, shot during the pouring down rain a couple of nights ago.   Here's ...

Are you looking for pumpkins in Athens, Georgia?  Consider purchasing yours at Milledge Avenue Baptist Church on Milledge Avenue near Five Points!  The church uses profits from pumpkin sales to fund some great projects! Last year we decided to make Pumpkin Picking & Carving a "Family Fun Day".  So I corraled all the teenagers in the car and we picked out pumpkins, then came home for carving.  There are some great templates available free on-line to choose your pumpkin pattern.  Here are the ones we did last year: The pictures below show just how much fun we all had carving pumpkins!     Try Hershey's templates for pumpkin carving or just google to locate just about anything you might ever want to put on a pumpkin! Have fun!

If you're not involved with UGA Homecoming or tailgating prior to the Vanderbuilt game, come on down to the 35th Watkinsville Fall Festival at Rocket Field. If you're a runner, you can enter the Scarecrow 5K at 8:00 am at the Watkinsville First United Methodist Church on New High Shoals Rd. and US 441. After that, the festival kicks off at 9:00 with the Oconee County High School Marching Band performance at the stage.  Then enjoy browsing the nearly 200 arts and crafts booths that sell mostly handcrafted items. There are a number of food booths that sell everything from bar-b-cue to funnel cakes (I always have to have a funnel cake), hot dogs, burgers, kettle corn and lots more. The Oconee Farmers Market will be set on the front lawn of the Eagle Tavern so you can stock up on locally g...

The Athens - Oconee Junior Women's Club, that's who.  As you wander around Athens-Clarke County you will very likely run into some highly decorative and brightly colored BullDawgs. They have been placed throughout the county as a mobile public art exhibit showcasing the talent of several local artists as well as featuring Georgia's favorite canine, the BullDawg. This mobile outdoor art museum project, We Let the Dawgs Out, has, at any one time, up to 36 bulldawg statues on display at various locations throughout the county. While most of them can be found in the downtown area there a several that are in other venues throughout the county. Manu can be visited at Southeast Clarke Park. Thurston LaDonnahue III stands watch at the intersection of Barnett Shoals Rd.-Gaines School Rd and Gree...

There is something about their sweet little faces that I just love.  Pansies call out to the heart.  Their appearance heralds my favorites seasons in Georgia...spring & fall. Ok, I will admit I just love flowers and thankfully have a husband who will take care of them for me!  Did you know that people who are considering buying a home will usually drive by their favorites two or three times and just look at the outside from the curb?  Make the most of your home that is on the market by dressing it up with vibrant flowers, keeping the yards manicured and putting away anything that may detract from your home.  A few fresh fixes include making sure that mailboxes and porch furniture are in good condition.  One of my favorite stores to browse for the perfect flat of pansies, or any other fl...

While still a decline from last month, the number of homes sold in Athens-Clarke County is almost flat. The sliding 12 month sales figures indicate a decrease in sales volume of just over 1/2%. The average number of days the sold home is on the market is still increasing but overall it is only a 6-1/2% increase since the beginning of the year. The median sales price has continued to rise, up just over 7% since Jan. 1. The average sales price is still trending up although just below the high of August this year. The following chart shows the sliding 12 month figures: Date DOM  Average   Median  # sold 1-Jan 167  $164,445.00   $139,900.00  1664 1-Feb 167  $164,857.00   $139,900.00  1632 1-Mar 171  $166,204.00   $140,000.00  1579 1-Apr 172  $165,930.00   $141,000.00  1516 1-May 173  $166,500...

In this ultra-competitive market, home sellers are constantly looking for that little something to give them an edge over their competition.  The curb appeal of your home ... it's "drive-by" appearance ... should be the first place you start. Recent studies suggest that a manicured lawn could increase your home's market value by 5-10%. Here's a few tips that I discovered in "Money" magazine, that should help you maximize your yards potential: mow it high ... 2.5 to 3 inches high don't use a bagger ... the "mulch" helps your lawn grow fertilize and water in the Fall ... the deeper roots will help it in withstand heat next year I've got several great lawn maintenance and landscaping contacts, so if your lawn needs some extra attention, shoot me an email anytime, and I'll gladly refer some...

Everyone thinks of Athens GA as the home of the University of Georgia.  Of course, it is (home of about 33,000 bulldawgs this fall) but most people aren't aware of the other educational opportunities that we have in Athens.  The students at the Oconee campus of Gainesville College and Piedmont College, not to mention Athens Technical College are from the local area, but Athens is a draw for a number of students from throughout Georgia.  Many of them begin their college careers at Gainesville and then transfer to the University.  Gainesville College had to cap their enrollment as they are limited by space in Watkinsville in spite of the current construction project.  They have grown from 218 students in 2000 to about 2100 this year.  Piedmont College, whose main campus is in Demorest, GA...

On Sunday, September 21, we attended a  "soft opening" for some friends, Glenn & Debra Townsend's new Dickey's Barbecue restaurant.  Wow, were we impressed!! This is some of the best 'cue you'll ever eat!  We tried the pulled pork, brisket and sampled one of the ribs. Smoked brisket is unusual around here and it was ever so tender.   Along with this they have a choice of sides and a roll.  Paul & I tried the smoked beans and slaw (I loved the slaw and I'm really picky about slaw) and the beans were delicious.  One thing that impressed Paul was that they had all the extra sauce that you wanted kept hot. For dessert, we tried the free soft serve ice cream.        Dickey's offers Sandwiches, Barbecue Brisket, Polish Sausage, Pulled Pork, Pork Ribs, Smoked Turkey and Chicken Breast. Sides a...

According to a recent NAR report, residential housing values in 31 of the 50 states have remained steady or have been positive in the past year. Have you heard that statistic in the news? Of course not.Over 60% of the nation is stable, while a handful of states (California, Florida, Arizona, etc) have losses that are dragging down the market.Part of the reason housing activity is down now is because of the public perception that it's not a good time to make a move, but in reality, real estate is regional ... and, unless your in the hardest-hit areas (and Athens, GA is not), now is as good a time as any.

It never fails ... every single day, someone will ask "where is the best place in Athens to invest?". Since we market our company as being Athens, GA investment property specialists, it's a question I've learned to be prepared for. But, the answer isn't simple. If I knew what the future held, I wouldn't be working 10-12 hours per day selling real estate ... I'd be buying it all. But, my answer is always the same to these inquiries: The old adage of "location, location, location" has proven itself over and over again, and I see no reason to stray from it when investing. Occasionally, real estate investments and developments off the beaten path are successful, but why take the risk when there's plenty of opportunities near already proven areas. For example, the obvious attraction in this ar...

So I'm driving along Highway 53 from Winder towards Interstate 85 for a quick run up to Gwinnett County and I see the cutest things! It's scarecrows, LOTS and LOTS of scarecrows.  I thought "Well, somebody got excited about decorating this fall".  Then about a half a mile down the road I see this: Now I'm starting to feel like maybe I'm in the "The Twilight Zone" or a Stephen King movie and I'm the last human left on Earth with a bunch of scarecrows!  I'm getting a little more excited just a little further down the road: And then, thankfully it all became clear! The city of Hoschton, Georgia is hosting their Fall Festival on Friday & Saturday, September 26th & 27th, 2008 and they are having a Scarecrow Stampede to set a new Guinness World Record for the most scarecrows in one area!  Acc...

Having been in the business the past few years, I've heard first-hand numerous of why the real estate market is in a slump, as well as many suggestions for how to fix it.There's no denying that foreclosures are at an all-time high, and the government, mortgage companies and individuals all share the blame. But, if we're serious about cleaning up this mess, my sales experience suggests that the mortgage companies should be more diligent in their efforts. In all the foreclosure and short-sale transactions that I've worked on recently, the mortgage companies seem to lack a serious desire to get these repossessed properties off their books. The never-ending line of uninformed phone reps, inexperienced listing agents and out-of-town attorneys that one has to deal with to help these companies ...

I have to say how lucky we are living in Athens, GA with such a vibrant music scene.  The Whigs, a fabulous band who call Athens home, just returned to town for a show at the 40 Watt Club this week.  They met as students at UGA  If you haven't had a chance to see or hear them, pick up their new CD "Mission Control".  They are a HOT HOT HOT power trio!  Parker Gispert, singer and guitarist, has just enough of a Southern accent to make you proud to call him one of our own.  Julian Doro, the left-handed drummer, shows you why he was named Esquire Magazine's  "Best Drummer in the US".  It's hard-driving rock with the hooks to sound like pop.

Rush Week is over, but this is what Milledge Avenue in Athens, Georgia - home of sorority & fraternity row, looked like a few days back, I did my best to avoid running over giggling girls and goo-goo eyed boys but it was hard, as they have a propensity to step off the sidewalk right in front of you! I love driving down Milledge Avenue and seeing the gorgeous examples of architecture but it is a challenge at certain times of the year - like UGA football game days and Rush Week. Welcome to Athens, Georgia new UGA students!  Be careful, learn lots, and don't party too hard!
