They also claimed that adding a new roof or HVAC system could dramatically increase the value of your home- well, maybe if your buyer is a builder or engineer, but since most home purchases are made on a much more emotional level, we would say no, they do not. The word on the street is all about real estate. No matter how many homes we can sell a year in Atlanta, nothing really can prepare you for moving day as it approaches.  It comes too fast, and is stressful!  Ellen and I recently listed and got our own home in Atlanta under contract in record time.  We are downsizing. Both son's have just graduated college and are staying north.  One son has an apartment in Silver Spring Maryland, and the other is taking a job in Long Island.  So we now are truly empty nester's, The shock hit us more after our sons graduated college and made their attentions known to us.  So there is no point keeping up a big home in the Atlantaarea, we decided it was a good time to get the home on the market.  With help from an active Rain Blog we sold our home in Alpharetta in record time.  It is not "Under contract"...

In A buyers market, there are two key ingredients to getting your property to move.  The first is proper pricing, which I discuss in a different blog entry.  The second is proper condition.There are basically two markets here, the new construction market and the re-sale market.  For this entry, I'm only talking about the resale market.  I'll assume for arguments sake that new construction homes are already in excellent, showing condition (although we know that's not always the case).Because there's a lot of inventory on the market here, buyers have lots of choices.  Some people think that's great, some think it's not so great.  Personally, I think it's good.  I believe competition drives excellence.  Lack of competition breeds laziness and mediocrity in my opinion, and I'm not a fan of ...

There is a lot of talk out there about what a buyers market it is out there.  We work the North Fulton, South Forsyth, East Cherokee and surrounding areas pretty heavily, and anyone who claims there's no softening of the market isn't being honest with themselves.  However, we're not sure it's as strong a buyers market as people are saying.We recently spent the better part of a month searching for a home for some clients of ours and what we're seeing is that there is a lot of inventory on the market.  Builders and new construction properties are often offering big incentives for contracts on inventory homes.  And absolutely there are a good number of resale propertes on the market.HOWEVER!  What we saw very clearly is that quality resale properties that are realistically priced and in go...

Looking for homes near Alpharetta schools? Recently I find more and more parents wanting to be able to walk their kids to school in the Alpharetta area, or at least be close enough that when their child or children are having a school event, it’s easy to pop over, rather than drive what should be 20 minutes but always translates into 45 if you’re lucky.  Another pain that the parents complain about school functions such as high school plays or Friday night football!
