April '22 -  Success And Friendship! That's What ActiveRain Means To Me. Back in the Dark Ages of 2010, interesting posts from a group called ActiveRain began to show up in my reading. Looking into the community, I discovered that it actually had a phenomenal philosophical base. The Founders offered a set of Community Guidelines for individuals within the group. In fact, right there, they spelled out good conduct and "bad" as well. Good conduct included maintaining ActiveRain as"a place where real estate professionals can network with their peers and discuss industry insider topics. It is also a public forum where consumers can pull back the curtain and see what the real estate industry is really about."Because of this level of transparency and openness, ActiveRain members must remain ze...

About 5 years ago The Newnan Linc trail project began and has since progressed nicely to include a completed stretch from the Newnan court square through C.J. Smith Park, East through the woods and near a stream across Interstate 85 through some more woods near the Newnan Center and into Summergrove golf course and housing development.    A community benefits from a trail system in many ways.  First it's what is called a "linear park" providing park access across a wide area that may not otherwise have access to the recreational opportunities provided.  The trail also provides a nice alternative form of transportation, a means for exercise and obvious recreation activities, but also promote improved community health along with associated health care cost savings.  Another benefit is con...

Thomaston: About an hour South of Newnan and Peachtree City is a little known gem of a park along the hills of the Flint River drainage in Upson County Georgia.  The park is just under 1,500 acres and includes miles of trails, pic nick areas, camp grounds, cabins, boat launch/raft launch pick up area.   A little ways past the boat launch and pic nick area is where a part of Season 4 the finale episode of the Walking Dead was filmed.  When you look at this tree up above doesn't it look like it is about to get up and walk away?  Here are a few more pictures of the park.  If you get a chance go see it.  There's even a gift shop where you can pick up a trail map, and the parking fee of $5.00 is more than reasonable.  Newnan and Peachtree City Area, including Senoia, Sharpsburg, Fayetteville...

Newnan  Demolition work has been ongoing at the old Caldwell Tanks site located at 57 E Broad in Downtown Newnan just East of the Court Square.  The Newnan City Council held a public hearing last week where two companies submitted initial proposals about potential development plans for the 5 acre site.  The city of Newnan purchased the property after the community balked at a private development proposal for a large apartment community.  Public Private partnership developments have become increasingly popular around the country particularly in situations like this where central city core revitalization efforts are aimed at positive growth measures and good urban planning. Proposal one was made by Mallory and Evans Development who envisioned a boutique hotel with a conference room, 30 to...

The picture above is one of my favorites. It was taken at my brother-in-laws home while I was holding newborn chick. It always reminds me of the phrase, you are in good hands. It could also say something about being chicken. Both of these ideas were with me yesterday as I underwent some dental surgery.I needed to have a cracked tooth taken out and two implants started. The doctor doing the work was one I had used before and found to be very good. Even knowing I would be in "Good hands" I was still "Chicken".I was not looking forward to the surgery. Even though I pay extra to be completely knocked out, I was still not looking forward to the experience.Fast forward to today and all is well. The Doctor did a great job as before. I did not expire and feel relieved that it is all over.Guess ...

I was just thinking of a past movie title, It's a mad, mad, mad world! While the movie was funny, the current real estate market is not. I have never seen so many obstacles in the way of someone buying a home.Low housing inventory levels have been with us for a while now. Well before the pandemic hit. There just have not been enough homes available on the market to satisfy the buyers looking to purchase a home. This imbalance helps push home prices up. Then we get rates rising. Sure, they are not at the levels we saw back in the 80's where rates when I purchased a home were in the 13.5% range, but current rates have begun to inch up. Every time the rates tick up another quarter percent some buyers lose the financial ability to get a loan. Now we have inflation to deal with. As everything...

I am an advocate for private ownership of homes.  When done right, investing in real estate makes a whole lot of sense for a number of reasons and will benefit you financially.  Today we see large investment firms, dot com corporations, and large outsiders buying up large numbers of homes all over the place and then charging an arm and a leg to rent them back out to the people.  Ownership of a handful of rental properties makes perfect sense and is a wise investment for private property owners, I want to see regular people like you and I own our own homes, see the home and community prosper and thrive.  I don't want to see everything owned by big corporations that aren't even here.  So that's how I feel about that.  Next is the discounting of real estate services.  While on the surface ...

Wow. Taking on this months challenge has been a...challenge. Reliving the past is hard. So, in this post I will talk about my professional life and how I ended up where I am today. So, as a senior in high school, I knew I was going to be an engineer. Probably a mechanical engineer. I loved to take things apart and see what made them tick. Putting them back together correctly was sometimes a bit of a chore. One day as I was walking between classes, I saw a guy at a card table. He was a recruiter for North Carolina State, school of Textiles. No one was stopping to talk to him. Since I knew State had an excellent Engineering school I stopped to say hello. We talked a bit and of course he asked if I might be interested in a Textile degree. He said, "You know it's like getting a mechanical eng...

I guess everyone does have an individual story that is important to who we are today. We are the sum of all our experiences.Mine began in Greensboro NC where I was born, in a snowstorm. I think it snowed more back then. Greensboro was a nice place to grow up. Maybe it was the times, but I spent many Summers on my bike. I would leave the house early and be gone all day. I wish we still had those days.My father worked at an insurance company that was close enough for him to walk to work. And he did on nice days. This company had a swimming lake, and later a real pool, a restaurant for the employees that was subsidized by the company, tennis courts and picnic tables scattered around. No wonder he spent his career with this company!I would spend days at the lake or pool and I learned to pla...
