The current real estate market can only be described as crazy. I showed a home last week to a couple that was priced at $545,000. It had scratched up floors, bad dog smell, very loud air conditioner, and some cosmetic issues. Nevertheless, my clients made an offer. We offered $550,000. The listing agent called me last night to tell me we were beat out by another offer. Someone had offered $625,000! He went on to say that the home had been appraised earlier for $42,000 less than that number. I was incredulous. People are so desperate they are way over bidding for homes. They are moving in with negative equity that might take years to catch up with them. I sure hope these crazy buyers are staying in their expensive homes for a long time. Otherwise when they resell they might be looking at...

Like most other Multiple Listing Services in the country, there are rules put forth that we agents and members of the system have to follow. One of the common ones is that the pictures can't show the listing agents sign age or information. This is because listings are shared on agent websites and these other agents don't really want to advertise for the listing agents.While agents generally follow this rule, others not so much. One in particular is that you cannot list a home under the active status, then not have the home available for showing. Born on NC to mid-western parents, i think my reactions are somewhere between fast and slow. When I moved to New York after college, I found that I spoke faster, ate faster, just lived faster. I remember talking to the corporate office in NC and wondering why it took them so long to form a sentence. Then I moved to Georgia. Wow. I could feel myself start to slow down almost immediately.Thinking back on these times I am pretty sure I was functioning at the same speed internally but outside factors required me to respond to things at different speeds externally. In the age of the smart phone, we have a camera in our hand almost all the time.It's not like back in "the old days" when you had to put the film in the camera, take the pictures, then take the film to be developed and wait a week. Then open the envelope and find out half of them were __________________ (fill in the blank as to what was wrong with them, right?)I've got a really nice Nikon DSLR camera that I have honestly forgotten how to use. As if this real estate market is not crazy enough, I just spoke to an agent about a unique situation developing. This listing agent just had an offer terminated on their listing by a buyer who is making multiple offers on several different homes at the same time. This strategy has recently come about by buyers to combat the multiple offer situations occurring. The thought is that if I make offers on multiple homes my chances of getting approved on one are better. When the buyer gets an accepted offer, they quickly cancel the other offers or terminate if they have multiple offers accepted.The agent I spoke to was upset that this had just happened to him. The Real estate market has been in hyper-drive now for the better part of a year. It has been driven by a scarcity of homes for sale on the market. Even before the pandemic we were faced with a shortage of homes to sell. Not visible in the night time, the huge trees on the roads are accidents waiting to happen! May 6, 2021 was no exception. After two days of torrential rains, many trees were loose in the ground. This one actually split open and fell across the road.
