It was a short sale situation and I chose a realtor from the active rain site initially. This is where you don't assume... EVER... It turned into a nightmare. She was ignorant of law, didn't listen, said one thing and did another. Lost the sale to say the least. The funniest part (now that I look back) is that she was "coaching" her peer who had the buyer (which of course walked away).
