This weekend my father took me boating up the Myakka River from North Port FL to Venice FL.  We had a great lunch at a famous Venice FL landmark, Snook Haven.  I snapped this snot with my Blackberry of the Myakka River along the way to Snook Haven. The Myakka River is so beautiful, I just wanted to share.

I took this photo of Venice FL beaches from the South Jetties in Venice FL.  When I got home I and put the memory card in my computer I was surprised to find out that I captured a dolphin in the backgroud.  If I intentionally tried to get that photo I would have missed this.

I have been working on a short sale since January of this year with all my heart and soul.  My customers were the nicest people every and I truly wanted to be able to help them. The first offer submitted I was not able to get the second lender's approval as they were not willing to accept what Bank of America was offering ($3000).  I was able to get a second offer and the sellers children were able to come up with an acceptable cash contribution for second lender and were awaiting for upper management's approval and a full release.   Everyone involved was excited.  I was very happy for my sellers that they would be able to move forward and put this behind them. Two days later I received call from the buyer's agent.  The buyers conducted a Drywall Inspection and the results were not good...

I wanted to share with everyone a tip that I use when preparing short sale proposals to send to homeowners lenders.  One of the most time consuming activities - writing the loan number and sellers name on each page of the application.  Writing that number 90 - 120 times is just a pain in the neck.  I just thought of a way to save everyone some time and help out with the writer's cramp.  I use a Microsoft Word to print loan number and sellers name at the top of each page of the short sale application.  I am not sure if anyone does this already but it was a huge timesaver for me. I create a document and narrow the margins and change upper to down to upper margin 0.3", bold and right justify and type in: Loan #XXXXXXXXXXXX n/o Joe & Jane Sellers I then put my short sale proposal into the p...

Do you see me? Probably not, as you are not suppose to see me, just left of the palm trunk.  I am a Linx rufus waiting for my "Meal-on-Paws" to come along, unknowingly! I have a fairly large territory in which to live, something like 3-8 miles, as I mature. I have little trouble doing well in my hunting within such an area.  But, all of that territory can not be urban, only a little of it. "With the expiration of the $8,000 tax credit we had anticipated a potential drop off in sales, but the level of pending sales still shows strength in the market," said 2010 SAR President Erick Shumway." Today our family visited Tampa Florida's Lowry Park Zoo.  Today was family day and entrance into the park was only $5.00 per person.  The park has many animals and rides.  Our favorite animal was the Giraffe and the kids enjoyed feeding them.  They have the biggest tongue I have ever seen.  Although we had a great time it must have been over 100 degrees today so my favorite attraction was the air conditioned food court.  Lowry Park Zoo is having another family day on September 12th of this year.  I highly recommend visiting this great zoo.

Watching the news and Bank of America saw a profit of over 3 BILLION dollars but their revenue was down which are concerning their investors.  This just makes me want to help homeowners even more with their short sales as the banks are still somehow making profits while the consumers are stuggling.

A homeowner came to me and needed to sell his home.  He was recently divorced and had moved out of his home leaving it to his wife and daughter.  Not long after he moved out his wife and daughter moved out too.  So he decided to rent out the home to help cover the expenses of carrying two homes.  It wasn't long before he found himself not able to carry both homes and came to me to help him out with a short sale. Tenants were not happy about the sale, confrontational and not cooperative.  In fact they told me that they are going to do everything in their power to stall the sale as they considered this to be their home.  I listed the property with notations of "tenants in place."  True to their word the home was a housekeeping disaster and most of the potential buyers had trouble looking ...
