Home Inventory in Tequesta Up Another 1.4% in October Anyone who has been out looking for their perfect home can tell you that home inventory in Tequesta and the surrounding communities isn’t anything to shout about. After significant drops in total inventory over the first seven months of this year we have seen a shift. Inventories have been stagnant with a slight pressure to the upside and each month at this time we want to bring our readers the latest numbers as it effects home prices for everyone. Absorption rate in Tequesta remains well below 12 month average Real estate sales have slowed, Fannie Mae is countering short sale offers at prices well above market value and pricing many of their assets the same way touting their no appraisal required loans. The market is funky and sorting out where we stand continues to be a most excellent, and intriguing, adventure.   We recently reported September sales figures in the Northern Palm Beach County region and it was certainly not a robust month. Home Sales in Tequesta Show Cooling Market A big welcome back to our northern visitors who seem to return earlier and earlier each year. Already you can see the increase in activity; on the roads, at the beach, in the restaurants....everywhere. They return to a real estate market that just keeps getting more and more interesting and confusing. No Change in Tequesa Single Family Home Sales During August We have torn another page off the 2012 calendar since we looked at home sales in Tequesta and the surrounding communities. During that time interest rates have hit another new all time low, inventory levels continue their decline with some municipalities reporting lower inventory for 8 consecutive months and absorption rates have been torn between up and down depending on location.   Perhaps the most important news is what is going on with the overall economy and we all are being inundated with political ads, especially those who live in one of the swing states. Tequesta Inventory Drops for 6th Straight Month It’s that time of the month again when we look and see what has happened to real estate inventory levels in the area to see if the dramatic slide continues. Multiple offers, quick sales, prices above list price it continues to be a battle finding qualified buyers homes in today’s market. Demand stays strong and when you realize that 27% on all international buyers purchase a property in Florida and this accounts for 20% of all sales in the state. Absorption rate in Tequesta increases to 7 month high Everywhere one turns there is good news about the real estate market; locally, statewide and nationally. Earlier this week the National Association of Realtors  reported that existing home sales rose in every region but the west, which they point out was down primarily due to what they call “tight inventory”. Add to increasing national sales good news the prices are up good news with nationwide median price up 9.4% from the same period in 2011. July marked the fifth straight month of increasing prices and the largest monthly gain in over 6 1/2 years. Median Tequesta single family home price stays flat in July The local real estate market continues to intrigue. Inventory levels continue to drop and prices continue to rise and the two are certainly related. As the number of properties available for buyers to consider drops the laws of supply and demand take over. As supply diminishes and demand stays constant prices will rise. Tequesta Inventory Level Decreases 4% in July August is going to be an interesting month. With the local housing scene continuing to show strength and the national economy still struggling one thinks a convergence is on the way. How long can housing continue on it’s merry way without a substantial change in the economic fundamentals? Interest rates continue to drop and this week the United States Treasury dropped hints about negative yield bonds which we have brought up before in this column. Home sales on a national level for both new and resale properties fell in June while we reported here strong local increases in 4 of our 5 municipalities. Tequesta single family home sales up 7% in June We have a problem here in the south Florida real estate market. A real problem and one quite different than what we have been experiencing over the past 7 years. There are not enough homes out there to satisfy the growing numbers of buyers looking to lock in both low prices and ultra-low interest rates. This is most evident in the investor market and single family homes priced under $400,000.
