First decline after 4 straight months of improved numbersAs we say goodbye to May and hello to June we are facing the summer months in south Florida head on. While we are still 19 days away from the "official" start all the signs of summer are here. Memorial Day has past. Our winter visitors have moved north. Humidity is returning to the air. The beach has more elbow room. The real estate market starts to show signs of slowing down a bit.While we have seen solid price increases so far in 2014 sales have not been nearly as robust as last year. In fact, pending home sales in the first quarter were down just about 20% from 2013 levels. Tequesta's natural beauty and serenity of the river to the deep blue ocean, tempts people in search of a pleasant friendly environment. This village has a unique history around its founding. In 1955 a bridge tender was asked by Charles Martyn to describe the area that is now the Village of Tequesta. His reply was, "It’s just a jungle". Inspired by the remarks, Martyn asked for a tour of the area. As the two men traveled the Inlet and intracoastal waterways by boat, Martyn was immediately intrigued by the natural beauty and potential of the area. Is the "protracted slowdown" heading our way?The Fed has spoken; Janet Yellen has appeared in front of the United States Congress and told them the recent housing slowdown "could prove more protracted" than expected. Seems the national concern is fewer households forming and actually the numbers are quite shocking. I always take government numbers with a grain of salt but these figures are certainly disturbing to the real estate world. According to the Census Bureau new household formation for the 12 month period ending on March 31st was 423,000. Compare that to the average formations of 1,300,000 for the period between 2002 and 2006. Numbers climb for 4th straight month but just barelyIt may be a little early to say things have officially started to cool in what has been a very hot real estate market here in the north Palm Beach County region. After all, reporting a fourth consecutive month of increases in pending sales numbers is hardly bad news. But it certainly tells me to start watching what is going on very carefully as things could be changing and not for the better.We have brought you nothing but really good news for quite a while now with everything turning up roses. Yes, pending home sales increased again but they were up a whopping .0049%. After two months where we saw increases of 10% and 15% this is not good news. More good news for an already flowering marketAs spring arrives the real estate market in the northern Palm Beach County is coming into full bloom. Never has a market looked so healthy. Just look at the news we have brought you over the past 9 days; pending home sales hit 9 month highs, home inventory levels fall for the 1st time in 8 months, and then yesterday we report that the median price on single family homes is rising at historic levels to new 7 year highs.As we discussed in yesterday's article, we need to see strength in sales volume to keep this train speeding down the tracks.
