As of this morning there are 7748 active properties listed for sale in the City of Tampa. Are Waterfront Lots in Tampa a good investment? What a great time to be a buyer. Waterfront lots in the Tampa Bay area are priced aggresively and owners want to sell. Think about purchasing your lot now and holding on to it until you are ready to build your dream home. It's like having an investment in your back pocket. A nest egg for retirement. Like most sales cycles prices go up and they come down. Buy low, sell high is what they say. I just took a listing for a Waterfront 1/2 acre lot on the Hillsborough River last week. It's listed for 400K. When things were hot, the same lot could have sold for 550-600K. Holding on to Waterfront property is the way to go. BROWSE TAMPA HOMES FOR SALE The trend of increasing supply of Tampa homes for sale continues as we enter the second half of January, 2007. After the inventory of homes for sale stabilized somewhat in October of 2006, the sellers are making a substantial push, widening the gap between homes under contract and homes looking for a buyer. As we saw last week, the number of properties listed for sale in Tampa increased by about 200 units this week as well. While the number of homes going to pending status also increased, the difference between the two widened, representing an increase in supply over demand. The two proposed developments by the Giunta Group are located on Bruce B. Downs, in New Tampa.Trout Creek, located close to County Line Road is to include Town Homes (242), Single Family Homes (350), and office & retail space.  Scheduled for a review on February 5, 2007 with Hillsborough County, we should know more about the status in a few weeks.The controversial planned six story condos, located between Lake Forest and Tampa Palms remains quiet.  Opposed by residents of the two communities over fears of traffic congestion, The Giunta Group did not file last month in order to be heard this month.  The rezoning hearing will be rescheduled to March 6, 2007.

December was the best month for home sales in Tampa since August. Home sales in Tampa reached 836 units in December of ‘06, up from 723 in the previous month. Home sales peaked in August for the second half of 2006 at 899. Data used is from the Mid-Florida Regional MLS and includes all property types in the City of Tampa. Today the Seattle Seahawks are playing away against the Tampa Bay Buccaneers for the final game of the regular season. The Seattle Seahawks need to get a win here to start building some momentum for the playoffs and to start getting back into the winning mind set that they have failed to be in for the last 3 games. The biggest thing the for the Seattle Seahawks is to avoid injury, increase ball control (no turnovers) and make tackles in the back field so they can get back to the Seattle Seahawks of last year.
