When I was listening to what he was saying. He said this house is for sale and it has a lockbox and you can see it at 9:30. OK he has been listening to my conversations way too much!! Have you been looking for a house and wondered what school district it was in? Wondered how well that school performed or how other parents thought about the school? Well there is a really great site GreatSchools.net. You can find every school in the Nation. You plug in the address of the potenial home and boom there is your school, from Elementary to High School. Pretty neat, you see sometimes the MLS does not have the school the home is zoned for, this site makes that much easier to figure out. So the next time you are looking try it out. Very user friendly!! Selling Houses and Creating Homes! Jeannette Neerpat9000 Sheridan StreetPembroke Pines, Fl 33024www.Neerpat.com Would you like a Free Market Analysis? How many of you work with out of town clients? I know that most of us are traditional Realtors and send our clients listings like any other. But what else do you do for them? With inventory still high, what extra steps are you taking to help them with there buying process? Have you started videos yet? No? Well you should! This past December I had been working with international clients. They were here the in the States for a short period of time. We manage to look at a bunch of homes and both brothers put in offers. One was accepted the other one wasn't. He wasn't here when we found out that the offer was accepted by another person. He really wanted to find a home but was not sure when he would be bacck here. I told him I would continue to send him listings and when he found one or a fe...

OK while I was up in Deltona this weekend I was headed to Perkins for breakfast. In the parking lot was this bird. I have never seen such a thing and wanted to know what kind of bird it was. Do you have any idea? Can you share with me? Not asking for much ;) Selling Houses and Creating Homes! I have been working with a buyer as you know from a previous post that we submitted an offer. It took a week for them to get back to us, with a signed contract (thank goodness!). So I forwarded it to my client for him to review. I got the contract on Monday afternoon, my buyer is out of state so I sent him the contract he needed to look it over and would get it back to me the next morning. I wasn't worried, heck it took a week for the sellers to get it to me. Well Tuesday morning I am getting a call from the sellers agent where the contract was and why I haven't sent it to him back yet. Are you kidding me? I sent it to him yesterday afternoon its only 9:30 right now. Give him some time to look over all the added addendums you sent. So I get it to him Tuesday afternoon, I give him a call...

Last week I was ranting about an agent who I submitted an offer to. I went days without know anything. I would call everyday and still no word or no answer. I headed to Daytona Beach this weekend for vacation time with this file in hand. I called him from the house, from the beach and so on. Left messages and everything. Well finally I was able to get him this morning. And it turns out that after a week of no news we find out that we got a signed contract from the sellers. Now we have to wait on the bank. This agent must have thought I was one big pain in the butt, but I was determine to find out where we stood. Now my buyers are happy I didn't let it go!! Determination does pay off!! Are you looking for a home? Let me know, I don't give up! OK Now I'm Upset! Last week I spent my days w...

Today I had the pleasure of visiting Daytona Beach and visiting with Midori. Now I know that there are some states that are still getting snow. Living in Florida we have the pleasure of visiting the beach on any given day. Well today it was Daytona Beach and I am making a challenge to myself to bring you more photos of my local beaches in South Florida, so stay tuned for those. Here are a couple of shots from Daytona Beach, enjoy!   This is definetly the life of a Floridian! I take such great pride of saying it too!!               This is good everyday life here. Now if we Floridians actually made it there as often as we would like to do!!         Jeannette Neerpat9000 Sheridan StreetPembroke Pines, Fl 33024www.Neerpat.com Would you like a Free Market Analysis? I am in Deltona this weekend. My father leaves there and its about 30 minutes west of Daytona Beach. And if you know anything that's where Ms. Midori Miller lives! So while I'm here in Deltona I will be heading to Daytona to meet with her. As many of you know we became really good friends since the Makeover 2 Takeover contest. Now we live about 4 hours from each other so seeing each other is not often, but I must say we probably talk about every other day. She has become one of my closest friends and I know I can depend on her to get me through some tough transactions, and to get me on the right track with my business! If you are looking for a trainer to get your butt in gear, to steer you in the right direction, to get you motivated then Midori is your Girl!! Let her know I sent you!! ...

Last week I spent my days with several buyers. Out of the three I was with two put in offers. Both homes had been on the market for awhile with no offers. Both placed offers and when I was sending them I asked if there were any submitted already. Both said no, perfect. Now both were sent. I called on one and he tells me that another offer came through and they went with the other offer before my buyers even had a chance to counter. Great, back to the drawing board with them. Second home follow up call, was put in yesterday. He tells me he has my offer but believes that there are two more waiting at the office, he has not submitted ours yet. He was to go in this morning to check. I called just now and he tells me that yes one other offer was submitted and that the house has another showi...

Why should I buy, instead of rent? Answer: A home is an investment. When you rent, you write your monthly check and that money is gone forever. But when you own your home, you can deduct the cost of your mortgage loan interest from your federal income taxes, and usually from your state taxes. This will save you a lot each year, because the interest you pay will make up most of your monthly payment for most of the years of your mortgage. You can also deduct the property taxes you pay as a homeowner. In addition, the value of your home may go up over the years. Finally, you'll enjoy having something that's all yours - a home where your own personal style will tell the world who you are. Should I use a real estate broker? How do I find one? Answer: Using a real estate broker is a very good...

Well Its Spring and what a beautiful morning so far! I want to wish everyone a very Happy Easter. This is what Easter is really about. My 4 year old was talking to me about this. I had told my daughter on friday that it was Good Friday, she looked at me puzzled. I told her that was the day Jesus died and on Easter is when he Resurrected. She was still puzzled. Anthony turned around and said that's the day he woke back up! Yeah that is putting it simple, but he had it right on the nose!!                     But this is what the kids know Easter as. The bunny comes here too.   Happy Easter Everyone!   Jeannette Neerpat9000 Sheridan StreetPembroke Pines, Fl 33024www.Neerpat.com Would you like a Free Market Analysis? OK I have heard this saying time and time again. Never really took it for face value. I have been out showing properties this week in Broward County. I sent multiple listings to all of my clients. And they of course sent me what they wanted to look at. While setting up appointments I asked if they had any offers as of yet and at the time they told me no. It had only been two days since I had made those calls. When I called to check status on two homes my clients were really interested in I was told they had already received multiple offers. Are you kidding me? Nope that was what I was told. Jeez I thought, and I told my clients they couldn't believe it. I told them that this has been happeing more and more. Of course now I have to send them more listings, but now they know not to sit an...
