So my seller's lawyer calls me and says that he wants to eliminate the clause that states the buyer can purchase via cash or mortgage loan and replace it with cash only.  Now, you would think that if this guy is as smart and savvy a lawyer as he represents then he would know that by eliminating the mortgage clause you are eliminating most of your primary buyers.  I have found that cash deals are great...for investors!  That is why they pay cash.  They want a deal.  A primary, especially in a tough South Florida market, is the better prospect in the long run because they stick and will pay more than an investor.  After explaining this to him he immediately refrained from insisting on my eliminating it.  But why am I the one to explain such a simple sales philosophy?

Baby Boomers Take Advantage of Their Empty Nests Even while empty nests are potentially becoming a thing of the past, it seems some baby boomers are trying to combat this reverse trend by helping out their children monetarily before letting them move back home. According to an article published in Reverse Mortgage Daily, a Del Webb Baby Boomer Survey, which surveyed more than 500 baby boomers this past September, found that 68% of "empty nesters" are much more likely to offer financial assistance than have them move back in. If you are like me, I carry my camera everywhere. Pictures for my listings, pictures of the neighborhood, or like what I am also doing, LOTS of BPO's. Here is the problem I run into several times maybe a week. I take my pictures and have to wait till I get to a computer to upload my pictures. I have run into problems where I forget my card reader for the camera card. Would have to run home to get the card or just wait till I got home. Which would slow me down, and if you are like me are always on the go. So having to stop to go back home to get it is no use to me. I've been working with the Foreclosure Angel Foundation who have purchased a condo for a family in need here in the Coral Springs/Tamarac area.  The only problem is that some repairs are needed, appliances are needed and I need some help to find some contractors who can volunteer their services.    We had some volunteers lined up to help and they just backed out and we're up a creek without a paddle! I'm putting this out there in case anybody knows of anyone who can really help to get the job done. We need: A/C checked to see if it works and does it need replacing A boarded up window needs replacing Base boards and some drywall needs replacing as the A/C wasn't running in the heat of the summer and some mold developed. OK I know that many of you frown down on BPO's, that they are a waste of time and pay no money. But my frame of mind is otherwise different. You see it has forced me to see my market in a whole different view. Let's start with the basics. Do you know what type of information you need to give the bank for BPO's whether you are doing an exterior or interior? The pictures you need to give? Time is running out.... I have been getting lots of calls from 1st Time Home buyers. You see now they are realizing that time is running short if they are going to use the $8,000 Tax Credit.
