  The preliminary results of the real estate survey are very interesting and I thought I would share them with the readership of the Tallahassee Real Estate Blog. We asked our readers questions in order to determine the best format for our real estate newsletter.   While the Tallahassee Real Estate Blog usually analyzes information about the Tallahassee real estate market, we also can tell from our traffic reports that many of our readers like to see what is going on by subdivision (or neighborhood). Today’s blog is just a very large table of all sales, listed by total number of recorded sales per year, by subdivision in the Tallahassee real estate market. The real estate report shows all Tallahassee neighborhoods which have had a sale in the past five years (this year through November) and is sorted by the most sales per neighborhood in 2008.   I was doing quite a bit of research this weekend and was focused on finding the top selling residential communities (subdivisions) in Tallahassee. With over 1,800 neighborhoods recorded in the Leon County Tax Appraisers office, there was quite a bit of information to be screened. I pulled the top 200 selling neighborhoods in 2008 and used these as my group to study. Southwood home sales led all Tallahassee Subdivisions with 108 sales from January through November. In order to create a year over year study, I lopped off December sales from 2007, 2006 and 2005, thus making each year January through November.   The Tallahassee Real Estate Blog has always received a good amount of its readership from investors in the Tallahassee real estate market due to the fact that we report real market data, not just opinion and hype of the market. Recently, I made a conclusion that an important factor in the real estate market recovery will be the treatment of loans for real estate investors. With the credit markets tightening and foreclosures and short sales being seen at all time highs, it is very important for our economy that we attract investors into the real estate market.   As the Holiday Season seems to be completely upon us, I find myself with much more to do and little time for all of the research that goes into the Tallahassee Real Estate Blog.   Recently, I was discussing with a client how property taxes and insurance expenses had increased so much that it has really had an impact on real estate investment portfolios. He was looking to add another property to his portfolio now and asked what I recommended on financing so I figured it would make for a great blog article. The first thing we did was find a great real estate investment in Tallahassee. Historically, real estate investments that are priced attractively sell for about 100 times the gross monthly rents that they can collect (for example, if something rents for $900 per month, it would historically sell for $90,000).   The Tallahassee Real Estate Market Report for the Month of November, 2008 has been posted. Each of the 18 colorful real estate graphs has been updated to reflect the November closings and as reported yesterday, we saw continued declines in the year over year results for the Tallahassee housing market. November home sales were down 28% from the previous year, which is pretty much what we have seen each month this year. I suspect that we will see a break-out sometime next year, as the monthly targets will be very low from this year. There are plenty of good reports to view in today’s blog, and I am particularly curious about the new construction numbers. The permits versus sales report has quite a bit to offer. As I was working on the monthly Tallahassee Real Estate Market Reports this weekend, the information reminded me of time back in the Army when I made the mistake of “volunteering” for the Brigade Boxing Smoker. I figured “what the heck,” and signed up to fight in the heavy weight division. Unfortunately, and unknown to me, our Brigade had the US Army Europe Gold Glove Heavy Weight Champion stationed with us. National media tends to blend data which creates some information, while useful, that may not be meaningful to you and your neighborhood. All the data is not always available, but when you look at some information on a neighborhood the story is not so bad.  For instance if you look at my web page that tracks data for the Piney Z neighborhood in Tallahassee you will see that all the news is not bad.  People are still receiving appreciation on their property. In fact, the Tallahassee real estate market is not doing all that badly.  Sales volume is certainly off but when it comes to appreciation, the norm is to have experienced moderated growth.  Certainly not the double digit of some recent years past, but appreciation none the less. Well I experienced another first this weekend...one of my yard signs and rider were stolen.  Now we do have a better than average looking sign at Frog Realty but really...what do people do with these?  They are fairly heavy and as most Realtors know, larger than you might at first think.  They would take up a lot of space in a dorm room. Now this is Tallahassee and both FSU and FAMU had their graduations this weekend, but if a Frog Realty sign is on your list of memorable items from living in Tallahassee, then you need to get a life.  We are good, some even say exceptional real estate professionals, but come on!
