We keep a very close eye on housing inventory in the Tallahassee real estate market, because we know that inventory levels will dictate the direction in which home values travel. He said that he advises his students to purchase and sell real estate as soon as they can afford the venture. Why? Again this week a home inspection has proven vital for a buyer of mine.  No, there were not any major defects found that are going to blow up the sale.  There were some things discovered that could have been issues later-and will not become so-because we will deal with them now. To me this is the beauty of the home inspection.  Not that they are infallible, but they are certainly not deal busters like many real estate professionals feel. I keep coming across articles and getting comments from readers about with whom we should place the blame for this declining real estate market. I have read that it is the banks’ fault for making money too easy to borrow. I have read that it’s the builders’ fault for building too many homes. I have even read (heaven forbid)  that it’s the REALTORs’ fault for hyping real estate as if it could never be bad. So, I decided I would read-up on this thought and try to truly discover the culprit in this crime of the century. I wrote a blog article last year about predicting future home sales based upon a correlation between population growth and home sales. I was/am trying to create a model that should demonstrate, over time, the amount of sales we should expect in the Tallahassee real estate market. Today I am going to update that model with new information. I want to invite your feedback, criticism, support or arguments in any capacity to help move this model forward. Satisfaction with a finished paint job depends on careful preparation. In fact, 90 percent of your work must be done at the beginning stages. From the magazine, Remodeling Products Guide       Estimating Paint Needs Paint is a good thing, but you can have too much of it. And the paint store will not take back extra gallons of that lovely orchid tint you selected. For a rough estimate of how much paint you'll need, measure the room's perimeter (in feet) and multiply that number by the wall height in feet.   The Southwood Subdivision is the most active neighborhood in Tallahassee in terms of number of homes sold each year (according to the Tallahassee Board of REALTORs Multiple Listing Service (MLS)), so I like to look at it from time to time. So this morning I figured it was time. Paralleling the rest of the Tallahassee housing market, Southwood is seeing reduced unit sales and dropping prices. Some of the largest price drops found in the Tallahassee MLS are for Southwood homes, mostly due to the abundance of supply as well as Southwood being a relatively new (ish) neighborhood. Home builders were dumping inventory, allowing buyers to buy a new home in Southwood cheaper than most of the resales on the market.
