Good News: Senate passed Extension for Homebuyer Tax Credit If it wasn't for the last minutes, many things would not get done.  Last night, Congress passed HR 5623, the bill to extend the homebuyer tax credit.  Qualifying homebuyers who had a signed contract by April 30, 2010, will now have until September 30, 2010 to get these transactions closed in order to receive the tax credit.  Another bill that was passed last night, HR 5569, was the extension to the national flood insurance program.  The expiration of this program had been stalling closings for waterfront properties since the end of May when the program expired.   The extension is retroactive and good until September 30, 2010 as well. I just got done reading a post from an agent who had a client that used a Internet lender rather than someone local who she trusted. It went on to say how terrible the experience was and how horrible of a job they did with regard to pretty much the entire transaction.      I have to agree that many times these so called "Internet lenders" are nothing more than a call center with inexperience loan officers. Too often, we take over a file from one of these web based lenders only to find out they missed many things in the pre-qual stage that would have set off huge red flags to anyone with a knowledge of current guidelines.
