22nd Annual Ribfest in Vinoy Park-St. Petersburg, FL Ribfest started today! According to the Northeast Exchange Club (who present the event), the annual Ribfest is a three-day charity fundraiser that helps support youth-oriented causes. Ribfest started today Friday, November 9 and runs through Sunday Nov. 11, 2012. Yesterday I drove down to the Craftsman House Gallery on Central Avenue in St Petersburg Florida for a wonderful lunch. The Craftsman House Gallery sells the works of local artists and also offers a great selection of healthy lunch options, smoothies, teas and desserts. While there, I strolled through the gallery and saw many items that I would love to purchase. Nothing that I really need, but many things that are beautiful and would also make lovely closing gifts for clients, as well as birthday gifts for friends. If you haven't been to the Craftsman House Gallery in St Petersburg Florida, you really need to check it out!

If there is one thing that I do enjoy, it is a good fish spread and the Stone Soup Cafe on 16th Street North in St Petersburg Florida offers one of the best fish spreads around! This was our destination for lunch and I have to say, each time I go to the Stone Soup Cafe, I enjoy it more than the last. They have a wonderful selection of healthy food and the price is inexpensive. With a combo like that, who can't afford to go out to eat more often?

Short sales can take forever, so when I write 'short sale walk through and closing' and add 'finally', you know this one was a LONG ONE. It was March 2011 that the original offer was written! I am amazed that my buyers are still on board with this one, I would have walked long ago! Today we are doing the final walk through and the closing is within hours of happening. What was the hold up? Well, there were two mortgages and the second was some little company that only responds by email when they feel like it. That was ONE big problem. The other was a condo association that also only responds by email and wanted to fight over every cent that they are due! Don’t you just love the Real Estate and Investment writers that announce THE HOUSING RECOVERY IS HERE, and then one week later tell you THE HOUSING RECOVERY IS THREATENED.  Just last week the New York Times published “After Years of False Hopes, Signs of a Turn in Housing which was followed by Forbes, Morgan Brennan, with America’s New Foreclosure Capitals.  In Brennan’s article she points out that the housing recovery in Tampa could falter due to the large supply of homes in various stages of foreclosure.  She refers to the problems Banks have had getting properties through the foreclosure process due to Robo Signers and the fact that Florida is a judicial state which makesforeclosures more difficult.  It may help sell papers or magazines warning that a WAVE OF FORECLOSURES LOOM AHEAD ...

I just finished a fourteen hour continuing education class for my contractor’s license here in Florida and in spite of the fact it was led by a very entertaining presenter, Carmen Ciricillo , fourteen hours of instruction in one sitting is a looooong time.  By three o’clock  it was pretty grueling.  But that was when Carmen got into the subject of Wind Mitigation.   We all know Wind Mitigation is the States attempt at getting the existing stock of housing strengthened since most of it was built before the codes changed but few people spend the money to do it.   Carmen showed a video (probably to wake us up) about two homes across the street from each other during Hurricane Charlie.  One home was basically untouched, the other lost its roof and was a total loss.  What was the difference ...

Given that we are heading into the heat of summer it’s time to prepare our lawns for what lies ahead.  The first step is to feed the lawn.  Grass grows rather quickly in the heat of summer and it needs food during this period.  If you haven’t applied fertilizer in the past sixty to ninety days you might want to feed the grass again.  A well fed and properly watered lawn is your best defense against pests and weeds.  Applying the correct amount of water on your lawn is critical to keeping the yard looking good.  Too much water and Dollar Weed shows up.  It’s difficult because this time of year we have periods of high precipitation (like now with Tropical Depression Debbie affecting our weather) to periods of drought.  An irrigation system  with a properly working rain sensor like the one...

I recently started brewing home brew beer at home.  I’ve read about it, met with friends that are home brewers, purchased the specialized equipment and am now in process for my second batch of home brew.  This time I’m trying an English Porter, one of my favorite styles of beer.  I picked up my recipe and ingredients atHearts Home Brew and followed the directions carefully.  Bringing the water up to 160 degrees, adding gypsum to make my water chemistry closer to parts of England, (the Bass Ale parts to be specific), and steeping the cracked grains for one hour.  I then sparged the grain with 170 degree water, added my Malt Extract and  started boiling my wort.  I carefully timed adding my Irish Moss,  boil hops, finish hops and aroma hops per the plans.  Rapidly cooling the wort with pa...

I frequently run into customers moving to Florida from out of state who’s first priority is, “I don’t want to see any communities with an HOA” Home Owners Associations are so prevalent here in Florida if found it surprising that it would be a high priority.  However after reading the definition of Homeowner Association on WikipediA I understand why.  By the definition provided, it sounds like and HOA is a legal loophole made by the Developer, for the purpose of selling property which gives the developer special privileges and allows the Developer to shed certain legal and financial responsibilities.  Here in Florida it is not so much a legal loophole as a legal necessity.  Local governments learned a long time ago that different neighborhoods had different expectations of amenities and ...

Who are you ??? I had a call from a woman ( she lives up north and found us somewhere on the net) that was trying to find a Realtor in St. Petersburg Fl. that could help her mother find a condo. After we had talked a little bit about real estate and what her mother is looking for and the local market  she said that she wanted some background information on me and the company and before I could say anything she  asked  "Who are you?"   "Who is South Beaches Real Estate Professionals?" That made me pause for a moment and then I realized that I was smiling when I gave her my answer. Today the girls - women (half of us are memopausal) at the South Beaches office took a day off and went to Tampa be guests at the Women's Council of Realtors. We enjoyed the motivational guest speaker Fawn Germer. Even thou her presentation was only 30 something minutes long, (we would have listened to her for another 2 hours) and time flew by fast, it was still good that we went. With her stories she reminded us of a few very important aspects in life and got us to THINK. After all the thinking we decided it was time to treat ourself with something more relaxing. Before living in North Carolina, I lived in St. Petersburg, Florida. You know, I really thought I had a clear memory of what St. Pete looked like but I was wrong. During the travels with my mother recently, I had a chance to go to St. Pete and see my sisters in law and three brothers. Before going to Marlon and Marsha’s house, my mother and I took a drive along the bay front. How could I have forgotten how lovely the bay approach to St. Pete is?
