"360 degree Camera" For those that have not seen this, our company bought a new piece of equipment a couple weeks ago.At the Florida Association of realtors Convention in orlando, Florida, one of the vendor boothsdisplayed was by a company based out of France called Giroptic. They create a camera that takes a true 360 degree picture. It is called the ""Giroptic Camera 360 degree HDR". Their website is: www.giroptic.com/en_usIt comes with a Camera, Hard cover carrying case, tripod, and cleaning utensils. When you take the picture it gives you a certain number of seconds to "hide" so that you are not in the picture.Once you take the tour, you upload it to their website. From there you can link it to MLS and fromthere to any site that normally feeds from MLS. Our IT Manager, Matt Davidson,...

Most potential customers want two things when they go to the Internet shopping for a home. My partner and I add a third item. 1. Customers want to research properties without the interference of an agent "bothering" them. It kills me to talk with agents that admit they do not respond immediately to an Internet lead. The customer may not be ready to interact but they do need to know you are there for them when they are ready. An agent may not always be able to answer inside of 30 minutes but to let a lead sit for two or three days is the same as saying "I don't really care if I lose them".Well, why mess with them in the first place? Therefore, the first Golden Rule is to either not deal in Internet leads or answer at your first available opportunity. 2. When the customer wants informatio...

At a time when millions of homeowners are struggling with the possibility of foreclosure, the skills and education accumulated by Taylor will help benefit St. Augustine area residents and communities.  Short sales allow the distressed homeowner to repay the mortgage at the price that the home sells for, even if it is lower than what is owed on the property. The St. Augustine Chapter of Women's Council of REALTORS held the first of four training classes to help take the confusion out of blogging and social networking.    Recognizing that many in our REALTOR community have difficulty understanding the ins and outs of Social Networking, WCR engaged local internet guru, coach and go-to instructor, Dave Hall of Listing Solutions to help us.  During the series, Dave will share proven methods on how to increase search engine optimization by utilizing the power of blogging and Social Networking. In today's interactive class, Dave discussed the advantages of an Active Rain Membership.  I was surprised at how many in attendance were not involved with Active Rain, not realizing the google juice it offers.  I think a lot of eyes were opened to not onl...

Everyone has to take care of someone. People have children, people have pets. Our children are already middle aged, and we do not have pets. So we are taking care of our guest from Moscow. She is a granddaughter of our friend back from the time in the Russian Arctic. It is not that we have to take care of our guest. At 20 she can handle it without us, but having a guest is is a perfect reason for us to go places. There are places that we like, but rarely or never go to by ourselves. It is always when someone pays us a visit. Same this time. We are off to St. Augustine Alligator Farm, which is about 50 miles north of us. In Florida with its over 1 million alligators driving 50 miles and paying $20+ for an adult ticket sounds crazy, but in reality to see an alligator in the wild is not an...

Sex In The City...  What the Heck Is This? Well, that's right, this is about SEX in the oldest city in the nation. Which happens to be in Florida. Which happens to be St. Augustine. And which happens to be a rather decent place... if not for this sex act... in public... in the middle of the day, which is a quiet Sunday at the end of a hot summer. Or maybe because of it? And because it is about sex in The Oldest City, be warned. Watch at your own discretion. And make sure you are 18 years old, or, maybe 21, I am not sure. If you are not sure yourself, consult your attorney. If you do not have one, ask your mom. She may know a thing or two... How big is love? It's big... Watch for yourself. If you are interested in sex Real Estate just south of the Oldest City, give me a call at 386-405-4...

On Friday, September 18 my husband and I attended Artbreakers Scenic Cruise for a Cause. Pier Fitts and Gaye Jones, both cancer survivors founded Artbreakers to assist cancer patients in St. Augustine, FL. Artbreakers is a great local charity and this event was so much fun. The cruise was on the Victory III, owned by the Usina Family and is Scenic Cruise of St. Augustine. It was a perfect night for a cruise and was sold out (60 people). The live entertainment provided by JR Roberts was wonderful. Local artists donated works of art to be auctioned. The ride ended much too soon and all of the artwork didn't get auctioned, so I can't wait for the next event. Next month, the Women's Council of REALTORS (WCR) in St. Augustine will have a fundraiser that will benefit WCR and Artbreakers calle...

I love good food and I love to dine out, at least several times a week.  I always make sure to have a handful of business cards with me.  More times than not, I'll run into at least one prospective buyer or seller.  I love to mix business with pleasure.  Since I am often out and about, clients ask for my restaurant recommendations.  St. Augustine has hundreds of fabulous restaurants from which to choose.  Where is a hungry patron to go? Here are a few of my choices in the Downtown St. Augustine area: A1A Ale Works is located downtown overlooking the Plaza and Bridge of Lions.  Featuring New World Cuisine, handcrafted beer, and live music on weekends. A1A offers a blend of Caribbean, Cuban, and Floridian influences.  Their specialties include Tavern Fried Shrimp and Fried Lobster Bites, ...

The St. George is a magnificent waterfront property carefully constructed by Richard Toomey, a builder who took 2 years to research the various materials that would reflect the quality and construction of old Spanish Colonial St. Augustine.  This home sits majestically on the Intercoastal overlooking the historic bayfront area of historic downtown St. Augustine.     Davis shores is on the barrier lands of Anastasia Island.  It is located on the east side of the Bridge of Lions between Matanzas River and Salt Run. Developer, D.P. Davis was the brainchild behind this neighborhood early in the 1900’s.  Fill was actually used to increase parts of the land to a higher than sea level.  One of the avenues lining the Intercoastal Waterway is St. Augustine Boulevard where the luxury home, The St...

The expanse of intercoastal waterway is extensive in throughout St. Augustine.  The intercoastal  cuts right thru St. Augustine with the mainland flanked to  the west and the Anatasia Island or Vilano Beach areas to the east.  Because the waterway is so extensive, there are many neighborhoods to choose from.    Some features to consider is whether or not you have a boat and do you want to store it in a marina, your own dock, or be close to a boat launch.Located on the West side of the Intercoastal and south of  312 are neighborhoods such as St. Augustine Shores and St. Augustine South.   St. Augustine Shores is an extensive deed restricted community with both single family  homes and condos.  There is a fantastic pier which creates a gathering place for people to enjoy sunsets and pole ...

St. Augustine is the oldest city in the United States.  Much of the downtown area has either been preserved, restored, or refinished to emulate the centuries and cultural influences of days gone by.The historic downtown area of St. Augustine is a great neighborhood to live in with an old town feel.  If you like being able to walk to great restaurants, establishments for music and entertainment, shopping,  art  galleries and local schools, finding a historic downtown home is for you.  Homes were frequently built in the last part of the 1800’s or early 1900’s.  The architecture  often reflects the period of days gone by.  Old City and Old Town represent a Spanish Colonial style with Spanish tile roof, exterior walls with inlaid tile mosaics,  multiple balconies, and coquina stone walls or...
