Yesterday a successful Community Open House was held in Sea Colony on Anastasia Island in St. Augustine Beach, Florida.   More than 20 homes participated showcasing the unique features of this seaside community and its homes for sale.  Reportedly about 200 people visited the neighborhood and about $1,300 was collected through auction items to benefit the Cancer Institute at Flagler Hospital.  Open houses that  do both good for a community cause plus highlight a neighborhood is a win-win. Real estate in St. Augustine is alive and well.   Check out the video for 236 North Forest Dunes.   Local businesses that deserve recognition for contributing silent auction items include: Oasis, Rachel Thompson Gallery,Mango Mangos, Casa Monica Hotel, La Cocina Restaurant, Café 11, Anastasia Accents, a...

For those contemplating  buying a home, there are too many  reasons not to buy at this  time.  The prices are low, the inventory is high, the rates are great.   The $8,000 tax credit prevents a great incentive to buy before December 1st.   Whether it is a condominium, a single family home,  a mobile home, or a new construction,  this credit may apply.    A seminar will be held  June 23 6:30-8:00p.m. detailing  the benefits of the governmental tax credit.  A step-by-step process for first time home buyers will be provided.  A list of eligible homes for sale, foreclosures, and short sales will be available.  Related resources and a menu of mortgage products will also be highlighted.  The world of real estate can be daunting for those undergoing their first time.  Facilitators,An Marsh...

I enjoy generating and organizing big events that make a difference.  I usually do at least one Open House each weekend in an effort to create exposure for a house I have listed and attract buyers.  Frequently, though, these are poorly attended and I am disappointed.  Could I combine my goal to market a home with my enjoyment for event planning?  I thought of the community open houses, where different real estate brokerages collaborate to hold open the various listings in a neighborhood which can add to the traffic.   The community I wanted to hold open is SeaGrove on Anastasia Island in  St. Augustine, FL.  It is a unique and beautiful coastal community built by McGarvey Communities initiated in 2004.  It has condominiums, single family residences and a Town Center complete with librar...

I like the idea of open houses as a way of meeting people who may be buying a house either now or in the future.  I know the chances of selling the house that is being held open is unlikely, although, I have heard of a few lucky occasions.   My dilemma is how to make the open house attract people.  I have tried different days (usually Saturday and Sunday) and different times.  I can't seem to get any pattern - bad weather, good weather, morning, afternoon, etc.   I did coordinate a high end vacant open house  with varying artists (soap maker, jeweler, textile artist, Fine arts painter, photographer, etc.  held in mid November - a good time for holiday shopping (GoGreen for the holidays).  About 125 people came through so the house got some good exposure but the house still sits for sale...

Examing  the costs of Buying Vacant Land - Focus on Utilities:              As a general rule, about 25-30% of the funds for your project to build should be in the cost of the land and preparation to build.  Land clearing can be a big cost as well as grading.  This  may be necessary to either bring dirt in, haul some away, or redistribute it to provide the base for the desired home.  Costs will likely be higher if you have chosen the "sticks". The low price of pristine rural land might be offset by supplier surcharges of 10% to drive those long distances. Another consideration - is there a paved road to access the property?  Many zoning departments require this before issuing permits.  In Florida, it may just be my imagination, but it seems permits are required for every step along the ...

educate buyers they have to make a move if they see a foreclosure on the market they want to buy. lately i have been working offers for my customers and they want to low ball a foreclosure then it turns into a highest and best offer situation and a full price offer is almost neccesary to be in the game. I have lost several deals because we did not get close to asking price. In other situations, I have been successful closing the deal because the customer was near the top with his and her offers.     please let me know if you have any questions or if i can be of any help   Robin Arnold, Broker AssociateShine in '09904.347.1963 Cell904.461.8879 Fax521 A1A Beach Blvd St. Augustine Beach, FL 32080www.endlesssummerrealty.com

As an onsite agent selling Homes in St. Augustine, I work weekends.  Every weekend.  I usually take Monday mornings off to catch up with laundry and follow up with the Monday - Friday'ers.  The Real Estate market has been busy in St. Augustine Florida, and I have had a lot of "traffic" come through my open homes.  I feel blessed.  I've had six sales in the last two months.   The Developer that I work for has reduced the prices of the homes to a reasonable market value and they are selling!  That's GREAT, right?  Well, yes it is, although these are all Short Sales.  Wachovia Bank holds the development loan and has decided to wait until their merger with Wells Fargo before making any decisions on our "short sale pricing".  This will be sometime after the first of the year.  FRUSTRATING! I...

Ronnie Tumlin sez:  We are seeing increasing interest in properties here at St. Augustine and Crescent Beach in northeastern Florida.  April's momentem spilled into May and when the lookers evaporated at the end of May we thought it was going dead again after a brief rally in April.  I like to call it a sucker's rally.  But guess what?  The lookers are back in early June and a few have written contracts.  Hell, I even sold one today! (June 4, 2008)  Now that's big news! What are people looking at and why?  First, the properties drawing the most attention are the Barefoot Trace condos across the street from our office on A1A.  The prices for this 100% ocean front complex have dropped from highs close to 700,000 dollars in 2006 into the high 400s and low 500s today.  With the low interest...

The now famous Northern Right Whale fondly called Arpeggio and her calf are still hanging out near St. Augustine and Matanzas Inlet. Friday, December 28th was a beautiful day, and apparently there were a lot of boats out taking advantage of the weather near St. Augustine Inlet. When the mother and calf appeared one boater began to follow dangerously close to them. Because this particular species is endangered, all boats are required to stay at least 500 yds away from the whales. (Boat strikes are a major threat to these incredible creatures)The folks from The Florida Fish & Wildlife Conservation Commission were able to intervene and keep our famous pair safe. Once the whales had enough excitement in the St. Augustine Inlet they swam off towards Vilano Beach...Saturday, December 29th,The...

My favorite "snowbird" is the Northern Atlantic Right Whale, and they have already started to arrive here in Florida! I receive Right Whale Sighting Update emails from Joy Hampp, Project Coordinator of the Marineland Right Whale Project here in Marineland, FL. (1-888-97-WHALE)  I recently asked Joy if it would be OK if I began posting her updates, (in my own words). Her reply was it would be fine, "We would like to get the word out.", so here I am! The Marineland Right Whale Project Officially began on December 9th of this year with the sighting of a mother/calf pair in St. Johns County, FL. The pair moved north to St. Augustine Beach, stuck around for a little while then went south to Matanzas Inlet. When the spotter team left the whales, the whales were still very slowly heading sout...

Have you ever heard of the "home staging" profession? These individuals assist sellers with presenting their home in a fashion that will increase the likelihood of a full price offer. While the value added by such professionals is often worth the investment, many sellers can put the basics into action themselves, and enjoy the same benefits. There are several "quick fixes" that stagers commonly recommend, and here are some highlights for your consideration as you prepare to market your home.First, the dirty work. You've got to clean your windows, but don't forget about washing all the screens to let in as much sparkling sunlight as possible. In tiled bathrooms, clean and regrout the floors. You know what they say about cleanliness!Second, create space in two ways. In the kitchen, roll aw...
