  Marsh Landing has an experienced a betterment in the market just like Ponte Vedra Beach (website) in general. There was a drop of 16.9% to a YTD absorption rate of 6.05 months. So Marsh Landing (visit here) is just now entering a "balanced market". However, if sales progress continues then it could see a seller's market with more appreciation.   Average Listing Price What is interesting is the average listing price for the year to date compared to 2013 year to date is down 15.82% to $1,002,059. However, I see the number of listings put on the market over $1,000,000 is down 34.6% comparing 2013 to 2014 year to date figures.   The market did get better this month.   The absorption rate went from a July 2013 rate of 7 months to a July 2014 rate of 6.59 months. So we are almost at a balanced market. This is a 5.86% reduction.     Listing Prices   In the meanwhile, the average listing price has increased 9.52% from July 2013 to 2014 to $1,124,043. However, the biggest change was a 22.2% increase in the average sales price.   Days on Market   Homes are selling a little bit faster with the median cumulative days on the market going down 9.21% to 69 days.   Best Selling Price Range   This month the best selling price bracket was the $500,000 - $749,999 range followed by the $750,000 - $999,999 range.
