In April of last year, I posted here on my Blog about my visit to Oceanside Pompano Beach Condos and posted pictures that I shot while there (I can't believe it's been more than a year already!).  At the time, Oceanside Pompano Beach was still under construction. Construction of Phase 1 (a 17-story luxury tower with 186 residences) is now complete. Over 65% of the the 186 units were already under Contract before Construction was completed and closings started in April of this year( yes, there are Buyers who are still closing on their Contracts!) The Breakers condominium is located at 710 N Ocean Blvd in Pompano Beach, FL.  N. Ocean Blvd is also known as A1A and the building is approximately half way between Atlantic Blvd and the 14th St Causeway.  The twelve story oceanfront building was built in 1966.  Recent renovations to the building include a new roof and painting of the entire exterior of the building. Excuse my absence from posting in a couple of weeks.It is unbelievable how much business can pick up when you start mastering the art of marketing. Between the new listings and offers, contracts closing soon, and continued marketing my office has been working long and hard in order to keep up with demand.I know the media says it's horrible out there but I can honestly tell you that we are moving properties. For this week's featured community, I'm featuring the Pompano Beach Subdivision of Garden Isles.  Garden Isles includes ~700 Single Family Homes, many of which are Waterfront Homes.  Garden Isles Waterfront Homes are ALL Ocean Access, Canal Front Homes. This is a view of the Lighthouse in Pompano Beach, Florida of the Inlet. It is a very beautiful location and I would like for others to enjoy this photo. This inlet is used by residents of Pompano Beach, Lighthouse Point residents and many in the southeast Florida area. Many boaters enter this inlet to cruise the Intracoastal waterfront homes and enjoy the daily boat parade.

I was speaking with one of my clients today about the delay in renting out his property. Like a lot of listings it received a lot of showings and interest when it was just put on the market, but then things seeem to quiet down and that listing kind of goes towards the back of your mind, if you let it.However I have a great relationship with this gentleman and we talk every couple of days to review what is going on. I really felt the need to help him find a good tenant quickly because his last tenant, who rented this quaint little one bedroom actually ruined the apartment. Palm Aire Condo Association #1 is currently trying to change its rules for purchasing & refinancing condos, villas, and townhouses along North Palm Aire Drive. Last night there was a big meeting at the Herb Skolnick Community Center so that residents could find out more information and ask questions regarding the changes that the Board of Directors is trying to enact.Several years ago PACC #1 changed their bylaws so that all buyers who were taking out a mortgage had to put down at least 20% in order to get condominium approval. I am glad to say that real estate in Palm Aire is looking great this week. So far this week, we have sold four properties, three of which were in Palm Aire. The other was a house in Oakland Park. Mortgage rates on the average 30 year fixed loan dropped from 6.13% to 5.87% and the average 15 year mortgage fell from 5.6% to 5.27%. I write a lot about Palm-Aire Country Club because it is such a large property in Pompano Beach, however I want to take some time out to discuss other properties. Directly across the street from Palm-Aire is a little known development called Cypress Bend.Cypress Bend is technically in Pompano Beach, however it sits just North of the border betweeen Pompano Beach and Fort Lauderdale.
