What an absolutely AMAZING place to live! The Florida Department of Transportation opened J. Earl Bowden Way in the Gulf Islands National Seashore to traffic on Friday and - WOW - did I forget just how much I missed this gorgeous stretch of Gulf front road! The road, which was damaged during Hurricane Ivan in 2004 and again by Huricane Dennis in 2005, once again links Pensacola Beach and Navarre Beach and the drive is nothing short of spectacular. I was out on the road on Saturday taking photos of my husband and a group of his friends who were out for a training bike ride and I just have to share!   The weather was in the mid 70s on Saturday - a perfect day for a long bike ride and the group rode 70 miles. In 2007 we turned down a listing I really wanted. It had such great curb appeal. The home was a For Sale By Owner when I first saw it.  I made contact with the wife  who needed and wanted to sell her home. By the time we were allowed to give a listing presentation it was obvious the Market was slipping badly. As is often the case when you deal with FSBO's they have an inflated idea of the value of their home. Often they are upside down and just cannot face the fact they must come to the closing table with money if they have any hopes of unloading their little piece of paradise. Well it was abundantly clear that paradise in this case had gone south. . They were adamant about the value of their home...Our team did the comps and they were not even close to being in the market at the price ...

How you ask, well good question. You see me, the kids and the wife eat out almost every night with the exception of Thursday night and have for years. I actually think it is a lot cheaper with our busy life styles. We eat pretty healthy too, Applebees, Po folks, Chinese on Fridays, Dennys etc. Anyway we alway sgo and the kids eat free. So a family of four can actually get away with $25 to $30 bucks. So what is so bad with that, well with economy in the crapper the resturants are charging for little things like the drink and some are doing away with kids eat free or worse they have caught on to my plan and most are only free on Tuesdays. So the wife comes home with sacks of grocery the other night and annouces that she is taking a cooking class. Not only that she says we are going to eat...

Every year it seems I attend more and more functions, Christmas parties, New Year bashes and recently the Governors economic summit and it always seems that when people find out I'm a Realtor it leads to (as my wife says a whole night of) talking Real Estate. We recently sat at a table for eight and each person had a real estate question. Most want to know when their home price will head up or at least stop going down. I usually attend something of this nature every week and I come away with a deal a month because of it. But I have found most just want advice because it's free. One will become President the other will be history. This two governors, one (Bobby Jindel) decided he would not take any of the stimulus money and the other Charlie Crist) although at first he was against it decided since a senate would be coming open that it was in his best interest to change or at least appear to change sides. Both have hung their careers on the stimulus package because should it fail, one would be betting that Jindal will ride it all the way to the white house and Crist will not be able to get voted in as dog catcher. However if it works, the opposite will be true. In two years we will know because if Crist is put on the street or Jindal is reelected than that means the public will be moving away from Obama. I was reading a book today on economics this morning and found some of it to be pure stupidity, such as, Did you know that the government has coolers around the country full of cheese, Why? it is a way to subsidize the milk industry. Some goes to people on welfare ( back in the day we called it commodity cheese) don't ask me why. Every year the dispose of the cheese by dumping in the ocean. Why don't the give it away or to a third world country (great question) because it would lower the price on milk products thus defeating the purpose of subsidies. Did you knowthat the government pays farmers billions of dollars every year to not plant. No that's right, to not plant. This was the headline today then the story line was.... Florida announced today that they will need 3.5 billion from the state coffers and expect 10 billion from the stimulus bill in order to hire 280,000 full time state employees to work throughout the state. The next question in my mind was what will these employees be doing, finding a cure for cancer NO, extra law enforcement agents to enforce our laws to get all the illegal the hell out of here and back to California NO, I get it extra prison guards so the prisoners will quit escaping and killing people NO. Broker Bud and I were talking about an agent in my office that is part time, doesn't want any floor, no open houses and no going out riding around with buyers from place to place on his gas. I ask Broker Bud what to do? Here was his niche design, Lots yep lots and lots of lots. So John and I mailed out letters to almost every owner of a vacant lot in the county. We included a one page listing agreement that in short order said that the listing was for one year, we would present any offer and if we found a buyer we would be paid a commission of 15%.
