The 2012 Pensacola Beach Run, sponsored by the Pensacola Runners Association, is being held THIS SATURDAY, January 14th.  The race kicks off at 7:30 A.M.  & will start at the famous Casino Beach.  The PRA says the 2012 Pensacola Beach Run will be bigger and better than ever, and includes a half marathon, as well as 5K and 10K runs. I could't sleep this morning so I got up and decided to take a trip to Pensacola Beach, it is very quiet this time of year. As I pulled my car into the parking lot by the water tower, it was like a ghost town only three count em three cars in this vast space of a parking lot. Normally you cannot find a parking space. But as I walked toward the sand there was a guy standing outside Crabs which by the way is a great place to eat and I decided to watch the waves wash up on the beach.  Ask for a waiter named Jamie if you ever get to go there he will take good care of and no you don't even have to mention my name he is just that good. The fear of registration is real.  I have it.  I know a lot of people that have it.  Its not just registering to search for properties on a website, but just about any kind of registering.  The fear of registraton has to do with what wil be coming your way after you register. I'm facing this decision right now with my new website.  I have always been one to try and have my new website reflect the things that are important to me when I visit websites; quick loading, easy to navigate, and good content.  I also don't like to register for any information.  But, our business is about converting leads, selling property, and earning a living.  So maybe I have to change my way of thinking. The lowest priced condominium on Pensacola Beach, FL used to be priced at $125,000 a couple of weeks ago.  Then about a week ago, the price dropped to $119,000 for Unit F-10 at Villas on the Gulf.  Yesterday it went under contract.  There are several reasons why this unit is under contract other than simply being the lowest priced condominium on Pensacola Beach, FL.  Some of the reasons are pretty clear on the surface, but some take a little bit of research.  The lessons learned can be valuable in any market when researching a property.  First, the more obvious ones.   1.  While this usually applies to resort properties, and in this case an island, the complex was located on the Gulf of Mexico side of our main thoroughfare Via DeLuna.  Almost all visitors and most residents prefer being...

The Cost Vs Renting in Pensacola, Pace and Gulf Breeze Florida. If you are renting a home in Pensacola, Pace or Gulf Breeze Florida you are still buying a home, it is just for someone else (your landlord). Very few times and only two that I can think of can I remember renting a home. The best way I can show you that the cost of owning is better than the cost of renting is through my own story.
