Real Estate is local.  Here in the Panhandle we have not seen the losses of like cities in California, Las Vegas, Detroit, or Memphis.  Resort properties seem to recover faster than other areas of the country.  With Southwest Airlines bringing new passengers from never visited originations before, we have seen a steady increase of buyers this year.  The following numbers are reflective of the Bay County or Panama City Beach, FL report on sales for the month of September 2011. Total Single Family homes were up 29% for the month of September over last September.  Year to Date Single Family homes are up 22.43%. Here's the thing about hard money. I have had a loan sitting at an investor for 2 weeks. They are so busy with FREE AND CLEAR property refinances that they can't get to my purchase. But here are their new customers. SELF EMPLOYED people that have high credit scores that can't get a loan anymore because of not enough "qualifying income".  I been in business for 17 years and I seem to remember that stated income and lite doc loans were ONLY for self employed people that could prove that they had a viable business verified by their accountant and prove cash flow on their bank statements by amount of deposits and" real" deductions. Single Family Homes in the month of August were up 30.68% over August of 2010.  For the year, real estate sales of single family homes are up 21.58% for the year over last year. Condos and Townhomes are significantly up.  They were 59.38% up over August of 2010 and for the year are up 35.80%.  In fact, inventory is dropping so significantly right now in Panama City Beach that really great buys on condos are slowing disappearing.  This is great news. The only category that dropped in sales were Residential Lots.  They fell off by 4.05% for the month over same period last year. What is more significant is the number of Foreclosures.  Down by nearly 37%, we are seeing less and less of them in the market place. Monday morning, student registration for the real estate school. They come into class from all walks of life looking for a new start or a new direction in life. Some understanding the new venture is hard work, especially with a tight economy. I look at this class and know that only a few will still be in real estate after a couple of years. A large percentage of the population has the perception that our job is easy. Our income is unearned and we make too much. Some students don’t even make it through the class before they quit. I work with a lot of investors who love to buy multi-units or attached type styled properties.  This morning I was curious as to what was going on with all of the inventory in Panama City Beach, FL concerning this type of property.  I found out that the favorite price point of under $100,000 is shrinking quickly.  There are currently only 17 listings in this category.  There have been 6 sales in the last month.  At this rate we will run out of inventory completely in just 12.3 weeks. It has been for a long time a buyer's market, but I see the signs on the wall and the shift to a seller's market about to appear.  This is all based on the "unknown" of what the banks are holding, if anything and when if anything the next round of foreclosures may hit the market.  For now though things are ...
