Wouldn't you like to be here today? I'm not, but I wish I were. I guess we all have our own definition of 'perfect', but a year ago today I was at my faborite resort in the  world, stately Breakers Resort in Palm Beach Florida. Today I'm not on vacation, I'm working and we've had a cold rain most of the day. I  haven't shared photos of the building or resort, merely of the wind-swept palms and ocan views so that you can relate perhaps to your favorite beach locataion and take a 'mini armchair vacation' with me today.

Steps to Avoid Business Identity Theft   Business identity theft is worse than individual identity theft. Why? Because the business (the victim) to consumer (the other victim of the crime) relationship will forever be unsettled. Do you actually think the customer will do business with you again after their personal information was stolen from your business?     The internet is simple accessibility to computer crimes. According to Business Week, approximately 25% of small business owners are more likely to be victims of identity theft.   Here are some tips of safeguarding your business: The best Internet tool to monitor your business is to Google you...

Applause Applause to Your Local Police Department   Whether it’s Palm Beach Police or West Palm Beach Police, your local police department is ready to safeguard their citizens. Safety concerns and crime rate are basic questions that a buyer commonly has about their real estate transaction.   Applause to your local police department for:   Neighborhood Watch Undercover Capacity for Drug Trafficking Traffic Patrol Exploiting Sex Offenders Controlling Domestic Violence Scenes Arresting Drug Addicts for Possession of Drugs DUI Arrests - You don't want to deal with a dumb drunk on the road, police officers deal with all kinds of characters Assisting in accidents-DOA and hospitalized injuries are horrible ordeals, even worse, the aftermath Calling idiots on your behalf to stop pranking you an...

More Property Preservation Companies are well needed for Florida Foreclosures      This home is located in North Naples Florida, just three blocks away from the Ritz Carlton.  The owner died and the property foreclosed, supposedly it’s going to auction.   The subject property is an example of abandoned foreclosed homes in Florida that are taking down nice neighborhoods.   Construction companies that are seeking more work, I recommend in enrolling as a third party vendor with National Banks for property preservation services. Florida needs more jobs; why not participate in Property Preservation services and take care of local neighborhoods?   This home is a good investment, that is if you are a competent investor.

Why You Shouldn't Default on a USDA Loan (Residential)   Most importantly, try not to default on any loans. If your trying to obtain a loan modification with USDA, your chances of getting one approved are very slim. Why? USDA does not offer a loan modification program like Fannie Mae or Freddie Mac, they offer a Special Forbearance program for homeowners assistance.   How USDA's Special Forbearance Works: Your best negotiating time for your delinquent USDA loan is after 90 days past due and before 12 months in arrears, the allowable time by USDA. Your interest rate and terms of your loan cannot change with "Special Forbearance." Example, your mortgage payment is $1450.00 per month, your past due amount with the bank is $25,400, this includes finance charges, accrued interest and 12 pa...

Do you need to speak with a Short Sale Specialist in Palm Beach, FL? Palm Beach FL – Here is a question that the Stop Foreclosure Institute recently received. “I am in the middle of a very long negotiation with Chase.  The seller had me to put a clause into the contract stating “upon approval of short sale by sellers’ lender, lenders, & or affiliates, client, or heirs will be released from any monetary shortages or deficiencies from said sale of stated property upon successful closing and transfer of title from that date and forevermore.”  Discover how other sellers avoided foreclosure by working with a short sale specialist by clicking here. The short sale negotiator at the lender, Nathan W, has advised me that he will reject the file and close it out if we don’t remove this from the ...
