The parade ends by turning south onto Eldron Boulevard. The judges' viewing stand will be located at the Colonial Square Shopping Center.

  RISMEDIA, November 24, 2009-Black Friday may kick-off the holiday shopping season, but not everybody's out to buy gifts. Of the half of Americans who plan on shopping in stores or online over the Black Friday weekend, 66% say they'll be shopping for themselves according to the latest Consumer Reports Holiday Shopping Poll. The day after Thanksgiving, otherwise known as Black Friday, is not the only important shopping day of the holiday weekend. While 28% of adults plan to shop in-stores on Black Friday, just as many (29%) say they'll be shopping on Saturday or Sunday afterwards. I am on my way out to show houses.  This first time home buyer has been actively looking for a house for over 2 months in a 5 mile radius of Palm Bay. She has realistic expectations.  She and her husband aren't looking for a home that is out of the ordinary. She'd like a 3 bedroom, 2 bath, 2 car garage about 1500 square feet of living. In the under $125K price range she should be able to find what she is looking for. She is an FHA buyer, so to stay within FHA guidelines the home she chooses must have a newer roof, newer A/C unit, some type of heat, a stove, no broken windows, and if it has a pool it can't look like a swamp monster lives in it.  Easy right? WOW!!!  Mortgage rates are at there lowest levels in THREE Months.  A 30-year fixed-rate mortgage average 5.12%. Last week the average was 5.29%. This time last year a 30 year Fixed-Rate- Mortgage averaged 6.47%. The 15-year Fixed- Rate mortgage averaged 4.56% down from 4.68% from last week. A year ago at this time the 15 fixed-rate-mortgage averaged 6.00% Low mortgage rates are helping to reinforce the housing market. New construction on single-family homes rose for the fifth consecutive month in July 2009. This is the most since October 2008. This is great information for all buyers and sellers currently in the market place. Buyers need to buyer at these great mortgage rates and sellers will be able to sell faster with great mortgage rates. Everyone is a winner!!!!!

I hope that today families are spending time together this Memorial Day. It's a reminder that summer is almost here. Here in Brevard County its estimated we have in excess of 9000 foreclosed homes on the market.  I can't help but wonder, if one's credit is bad due to the foreclosure, where do you go, and how are you able to pass the credit check if you're going to become a renter?  I can only imagine the stress upon people, who are not only losing their "home" but also losing the roof over their heads.  It can't be pleasant nor easy to hit the road and start looking for a place to go, knowing your credit has been damaged.  I wish only the best to the people who find themselves in this situation.  And hope, that the mortgage companies will finally come to their senses, and try to work with their clients to keep them in their homes.  Its a win win for both sides, but so far the banks haven't been intere...

Today in Palm Bay Florida here in Brevard County there are currently over 1000 houses sitting empty. Most have been foreclosed on.  Many of these are providing excellent buying opportunities for smart, savvy customers.  Some are being purchased at pre-2005 prices.  Others are just sitting, empty.  Some are eyesores and are creating a neighborhood nuisance.
