According to News-Journal, Reno, NV, Cincinnati, OH, and Portland, OR have a similar festival but now there is a new town on the block and it is Ormond Beach, FL. “Ormond Beach's scenic river for the first time will take center stage over its usually more popular destination -- the Atlantic Ocean”. The city's first festival called Riverfest ran Saturday and Sunday, and combined folk and bluegrass music on three stages, kayak demonstrations and races, and a whole host of other activities, food vendors from area restaurants, children's corner with a climbing wall and games for children, plus booths offering crafts and representing local businesses. Through the Daytona Beach Area Association of Realtors Multiple Listing Service (MLS) 4 condos sold in Ormond By The Sea Florida in October, 2009. That compares to 3 sales in both 2007 and 2008. None of the 2009 sales were foreclosures or short sales. At this rate of sales we have about 2 years worth of inventory of condos for sale in Ormond By Sea, Florida.One sale was a 3 bedroom at Sand Dunes for $152,500 and the lowest sale was at Winchester manor for $82,000. There were 2 sales at $180,000, one at Seascape on the 5th floor and one at Ocean House on the 3rd floor. Both of those buildings feature secured entry, inside laundry, underground parking and more than 1150 sq. ft. of living area. Both units were in good condition and sold fully furnished.

The inventory of condo for sale in Ormond By The Sea, Florida through the Daytona Beach Area Multiple Listing Service (MLS) continues to be high with 108 condos for sale. There are 9 condos under contract pending closing. We have not seen a significant reduction in the inventory of condos for sale. Last year at this time there were 112, which was lower than the 130 for sale in 2007, but the numbers recently have stayed slightly over 100 condos for sale in Ormond By The Sea. The lowest asking price is a 1 bedroom at the Ocean Shores Condo for $59,900 and the highest is the 4 bedroom at the Tiffany for $790,000.  There were 12 single family homes sold in Ormond By the Sea, Florida in October, 2009 through the Daytona Beach Area Association of Realtor Multiple Listing Service (MLS).  Surprisingly, none of the sales were 2 bedroom 1 bath.  All had either 2 baths or 3 bedrooms.  The lowest sale price was $125,000 on Seaside Drive and the highest was $420,000 on Coquina Key Drive.  Five of the sales were under $150,000.  One sale for $270,000 was on the east side of A1A.  Nine of the 12 sales had at least 3 bedrooms.For information about Ormond Beach and Ormond By The Sea homes and condos for sale or rent, contact Ocean View Realty Group or visit our web site at http://www.ovrealty.com/.

Ormond Loop named National Scenic Byway The Ormond Beach Scenic Loop & Trail has been designated a National Scenic Byway by the U.S. Department of Transportation. The Loop runs along John Anderson Highway, Walter Boardman, Beach St, Granada and A1A and offers views of marshes, the ocean, the river, and thick trees and other natural vegitation. Less than 150 other roads across the country have received this designation. Single family homes market in Ormond By the Sea, Florida  There are 123 single-family homes currently for sale in Ormond By The Sea, Florida through the Daytona Beach area Multiple Listing Service (MLS). Asking prices range from $74,900 to $2,699.000. There are 19 asking under $130,000 and 28 asking over $400,000 with 7 of those asking a million or more. There are 21 that are in various states of lender ownership including short sales. Of the 16 homes that sold in September 2009, 8 were short sales or bank owned. A short sale is where the sale price is lower than the amount a seller owes on the current mortgage. The highest sale price in September was $210,000 and 7 of the September 2009 sales were $120,000 or lower.

The 3rd quarter (July-Sept.) 2009 average condo sale price was $156,036 for a 2 bedroom 2 bath on the west side of A1A. That is $21,297 less than the 3rd quarter of 2008, which was $42,000 lower than the 3rd quarter 2007. Volusia county property appraisal Morgan Gilreath has stated that overall property values in Volusia County, Florida are decreasing at an average rate of 2 ½% monthly. September 2009 Ormond By The Sea, Florida Condo sales Five Ormond By The Sea, Florida condos sold through the Daytona Beach area multiple listing service (MLS) during September 2009. Compare that to 2 sales in 2008, 4 in 2007, 5 in 2006 and 6 in 2005. One sale was a one-bedroom foreclosure for $66,100 and one was at the direct oceanfront Capriana. Three sales were 2-bedroom 2 bath on the west side of A1A and the average sales price for those 3 was $163,300. This average is only about $10,000 less than the September 2008 average so we may be seeing a slowdown in the rate of loss of value. All 3 of the 2-bedroom condo west of A1A had sales prices within 6% or less off of the asking price so setting a price close to the market value is very important. My buyers offer was just accepted in the Plantation Bay subdivision in Ormond Beach Florida. She got a great deal on a beautiful 3 bedroom / 2 bath pool home. The home is immaculate and the owners were great when we toured the home. It is so nice to see the buyer and seller come to terms on a deal that was good for both parties. The listing agent did a great job as well. My business continues to increase each week, and it is looking like the last quarter of 2009 is going to be a very good one. It is hard to say that whether or not we have hit the bottom, but the buyers are writing better offers. The low ball offers are not so low any more. Ormond Beach has some of Americas least congested roads  The national traffic scorecard in its mid-year 2009 analysis of the largest 100 census bureau metropolitan statistical area (MSA) ranked part of Volusia County number 100 for the second consecutive year. The score card assembles data from hundreds of sources to measure traffic congestion and the ranking indicates that the Deltona-Daytona Beach-Ormond Beach area has the least congested roads.
