Through the Daytona Beach Area Association of Realtors Multiple Listing Service (MLS) there were 8 Ormond By The Sea condos sales that closed in December 2009. The lowest sales price was at Winchester Manor for $50,000 and the highest price was at direct oceanfront Regency Plaza. The average sale price of the 6 sales between the highest and lowest was $147,583. The number of sales (8) is higher than the 2 in December of 2008 and 2007 and the 3 in 2006. All 8 of the December 2009 sales were 2 bedroom units, and none were listed as short sales or foreclosures.  One of the sales used conventional financing, 2 were financed through the FHA and 5 buyers paid cash. At the end of November 2009 through the Daytona Beach Area Association of Realtors Multiple Listing Service (MLS) there were 93 condos  for sale. Between the Ormond Beach City line and Granada Blvd. there are an additional 10 for sale and within the city or Ormond Beach south of Granada there are an additional 17 condo for sale. Ormond By The Sea, Florida has 25 direct ocean front condos  for sale between $279,000 and $750,000. The lowest priced Ormond By The Sea condo is a 1 bedroom at the Ocean Shores  Condo for $53,900 and the highest priced is a 4 bedroom at the Tiffany for $750,000. There are now 50 of the 93 condos for sale asking under $200,000 with 24 of those under $150,000. 12/13/2009

Some news from the Volusia Building Industry Association: As Chairman of The Green Building Council, I was invited to sit it on the 2010 VBIA planning meeting last week. This 5 hour session was devoted to helping the association, as well as those it serves, set the stage for a great 2010.   Like all associations, the VBIA has worked through some challenging economic realities in 2009. All 3 of the Ormond By The Sea Florida condo sales in November 2009 were 2 bedroom 2 bath. A townhouse at Madeira Villa Central sold for $135,000, a fourth floor unit at Fairwind Shore sold for $165,000 and a 4th floor unit at the direct ocean front Regency Plaza sold for $175,000. All of these are through the Daytona Beach Area Assoc. of Realtors Multiple Listing Service (MLS). None of the sales were short sales, bank owned or in foreclosure. There are an additional 12 condos under contract pending closing. Thirteen Ormond By The Sea condo were either withdrawn from the MLS or had their listing contract expire during the month of November 2009. According to News-Journal, Reno, NV, Cincinnati, OH, and Portland, OR have a similar festival but now there is a new town on the block and it is Ormond Beach, FL. “Ormond Beach's scenic river for the first time will take center stage over its usually more popular destination -- the Atlantic Ocean”. Through the Daytona Beach Area Association of Realtors Multiple Listing Service (MLS) 4 condos sold in Ormond By The Sea Florida in October, 2009. That compares to 3 sales in both 2007 and 2008. None of the 2009 sales were foreclosures or short sales. At this rate of sales we have about 2 years worth of inventory of condos for sale in Ormond By Sea, Florida.One sale was a 3 bedroom at Sand Dunes for $152,500 and the lowest sale was at Winchester manor for $82,000. There were 2 sales at $180,000, one at Seascape on the 5th floor and one at Ocean House on the 3rd floor. Both of those buildings feature secured entry, inside laundry, underground parking and more than 1150 sq. ft. of living area. Both units were in good condition and sold fully furnished. 11/16/2009

The inventory of condo for sale in Ormond By The Sea, Florida through the Daytona Beach Area Multiple Listing Service (MLS) continues to be high with 108 condos for sale. There are 9 condos under contract pending closing. We have not seen a significant reduction in the inventory of condos for sale. Last year at this time there were 112, which was lower than the 130 for sale in 2007, but the numbers recently have stayed slightly over 100 condos for sale in Ormond By The Sea. The lowest asking price is a 1 bedroom at the Ocean Shores Condo for $59,900 and the highest is the 4 bedroom at the Tiffany for $790,000. Ormond Loop named National Scenic Byway The Ormond Beach Scenic Loop & Trail has been designated a National Scenic Byway by the U.S. Department of Transportation. The Loop runs along John Anderson Highway, Walter Boardman, Beach St, Granada and A1A and offers views of marshes, the ocean, the river, and thick trees and other natural vegitation. Single family homes market in Ormond By the Sea, Florida  There are 123 single-family homes currently for sale in Ormond By The Sea, Florida through the Daytona Beach area Multiple Listing Service (MLS). Asking prices range from $74,900 to $2,699.000. There are 19 asking under $130,000 and 28 asking over $400,000 with 7 of those asking a million or more. There are 21 that are in various states of lender ownership including short sales. Of the 16 homes that sold in September 2009, 8 were short sales or bank owned. A short sale is where the sale price is lower than the amount a seller owes on the current mortgage. The highest sale price in September was $210,000 and 7 of the September 2009 sales were $120,000 or lower. 10/20/2009
