Fourth of July Independence Day Celebration Celebrate the 4th on the banks of the Halifax River. The free Independence Day Celebration in Ormond Beach Florida will feature Food, music, games and fireworks July 4, 2010  6PM to 10PM.  Fireworks start at 9:30 PM. The event takes place at 3 corners of the Granada Bridge: Rockefeller Gardens, Fortunato Park, and City Hall Plaza. There will be food and music on each corner. Florida Senate Bill 1196, The Distressed Condominium Relief Act, has passed the legislature, has been signed by Governor Crist and becomes effective July 1, 2010.  The new changes will impact Florida Statutes Chapter 718 (Condominiums); Chapter 719 (cooperatives); and Chapter 720 (Homeowners Associations).  I concentrated on the condo changes that may impact Ormond By The Sea condos.  The most significant change to the condo law involves:  • Information maintained in the official Condo Association records and unit owners access to official records.  • Lenders acquiring title to a condo unit after July 1, 2010 will be liable for 12 months of unpaid assessments.  • Condo Associations may demand rent from tenants whose owners are delinquent.  • Condo Associations may fine individuals for v... 06/29/2010

Last Saturday my wife took me out to a restaurant for Father’s day.  To my surprise there was a beautiful lady singing. And singing she was… To the point that the whole setting started resembling the concert, where a few confused patrons get upon a stage and had chutzpah to eat between the beautiful song. Volusia County has added a new park to provide additional off beach parking.North Shore Park in Ormond By The Sea, Florida is at Roberta Road on the east side of A1A. The site was the location of the Happy Whale Condominium and the Happy Whale Restaurant. Those buildings had not been well maintained for many years and were demolished in 2001 due to an accumulation of code violations.  Part of the same project includes approximately 1 acre on the west side of A1A at Carol Road that will provide additional parking for the park. Amenities in addition to the approximately 100 parking spaces include 2 beach access ramps, bike racks, restrooms and showers. One of the beach ramps is for handicap access. An announcement was made some time ago that FHA will lower the allowable seller concession from 6% to 3%.  For you home buyers sitting on the fence and are considering buying a home in Ormond Beach through FHA you better move quick! Changes are coming and it might be harder for some to qualify in obtaining a loan.  That means if you are buying a $100,000 house and you are limited on funds, right now if you go under contract you can ask the seller for $6,000 in seller concessions but when this new ruling takes affect instead of the substantial amount of $6,000 you would only be able to ask for up to 3% or $3,000.00.  Here are the current guidelines!   So Why Wait? May, 2010 Ormond By The Sea Florida Homes sold by price range.Through the Daytona Beach Area Realtors Multiple Listing Service there were 19 Ormond By The Sea, Florida homes sold in May 2010. Five (26%) of the sales had bank involvement, either a short sale or foreclosure. Additionally, there are 47 homes under contract waiting closing. The highest priced home sold was a 3-bedroom on River Lane for $470,000 and the lowest priced was a 3-bedroom 2 bath on Carol Road for $60,000. The 2010 Ormond Beach Seafood/Music Festival at Rockefeller Gardens on the Halifax will feature some of the finest restaurants in Ormond Beach and the Halifax Area and musical performances throughout the weekend will feature renowned entertainers at two performance stages.  A MarketPlace and business exhibitors will also be part of the festivities.
