I keep an eye out for "Expired" listings in certain areas in order to contact those would-be Sellers to see if they are still interested in selling.  Expired listings are those that were For Sale with another agent and did not sell for one reason or another.  Typically, they don't sell because of Price but they may not sell because of Lack of Marketing by the agent or due to the Property Condition.  What I'm most concerned about today are a few listings that have not sold, possibly due to the Listing Agent doing a poor job simply with the MLS listing form.Well, I pulled a few Expireds today and I'm appalled by what I commonly see--Either scant information about the property, incorrect information about the property, or NO information about the property, all of which are a HUGE disservic...

Here's a quick post to let you know how I can help you or anyone you might introduce to me.When K & R married two years ago, they took public vows and made a private vow as well:  They would be out of their rental home and into their own home THIS year/2007.  Now, they went on-line and asked for help finding a REALTOR(r) and already had a mortgage company picked out.  They had also saved a substantial amount of money for a down payment and for closing costs, which many first-time Buyers don't have the wherewithal to do!  Once I met with them, it was clear to me that they were entirely focused on purchasing a home in Colonialtown in Orlando.  Truly, they were FIERCE savers when it came to saving for their downpayment; they only ate home-prepared meals and put every cent into the bank.  A...

Well, 2007 has been interesting, to say the least.  There have been a lot of changes in real estate in general and, specifically, some industry professionals have decided to throw in the towel--but not everyone will!  So, I just wanted to share with you what a teacher in a graduate class shared with me.  She made us students at the time buy a book for her class called "Crisis," with the Chinese character for the word "crisis."  Of course, we wrote a lot of papers about what was contained within that book--specifically, how to deal with a crisis or a problem.  The left-most character (below) was emblazoned on the front of the book.    The right-hand character (above) is the Chinese chracter for danger or "opportunity."  So, think about it--crisis AND opportunity.  These two Chinese chara...

I have written to Commissioner Linda Stewart for an update on the progress of Innovation Way. In a nutshell, I was informed that: the widening of Alafaya Trail will begin during 2009 Innovation Way will stop short 800ft north of the Beachline and will be complete December 2008 Innovation Way/Beachline Interchange is projected to begin 2009 and be complete in 2011 Innovation Way from the Beachline to the 417 is projected to be complete some time between 2012 and 2017 Here is the reply I received from her aide, Sandra Patricia Camacho:Mayor Crotty's 2005 State of the County Address, "Blueprint for Orange County's Future", outlined a vision for a high technology corridor in east Orange County extending from the University of Central Florida to the Orlando International Airport. When a buyer finds a home that they like and they decide to put in an offer and the offer is accepted, does the bank use a"short sale" comp?  Homes that were sold through a "short sale" could hurt those great offers.  Does "short sale" homes drive property taxes down?   Appraisers these days must have a difficult time determining property value.  Does any one else have information to share about "short sales"?

There is so much MISINFORMATION in real estate and so many rules/regulations/guidelines/etc. that people either know or don't know and eventually get confused about that it hurts my brain to think about it and certain things can actually IMPEDE me from helping Buyers/Sellers to the best of my ability.  In this particulr instance, I could choose to be frustrated or I could choose NOT to be frustrated.  I'm probably just going to choose to tell it like it is:  I can't help you with the purchase of a house if another agent or REALTOR showed you the house (unless it's at an Open House, in which case just tell the agent that you HAVE an agent and give them your agent's card and they MUST back off and not bother you or try to get you as a customer).  There is something called procuring cause,...

Their 5th Annual Pink Ribbons For Life Event I was recently contacted by a friend who knows I blog about special events here in Central Florida and he asked me if I could blog about this event. What he didn't know was how so many people here at Active Rain, during the month of October supported National Breast Cancer Awarness month! He had no idea that over 50% of us had pinked our photos and put pink ribbons on them.
