Here are the September 2010 stats and 2009 for comparison - 2010 4 Homes Sold Lowest price: $100,000 Highest price: $699,900 Shortest Days on Market: 8 Longest Days on Market: 170   2009 3 homes sold Lowest price: $184,900 Highest price: $615,000 Shortest Days on Market: 0 Longest Days on Market: 119 Sales are essentially up 33% year to year, based on the increase of 3 homes sold in 2009 compared with 4 homes sold in 2010. Pricing year over year does not indicate much positive news, on the lower end, (a decrease of 45% based on the prices listed above) however, there is good news on the increase on the higher end: an increase of 13% which is fabulous news.  The lower end is being affected by short sales and foreclosures on the market. This is one of the those stories, that we all love to read about. I helped a friend of mine, whom I have known for 20 years, purchase his first home this past Wednesday. This guy had rented from the same landlord for 20 years, worked at a local bar/restaurant, and really thought he would never be able to purchase a home at the beach, or anywhere close to the beach. Imagine our mutual surprise when the perfect townhome was marketed at a price he could easily afford!  A 2 bedroom, 1.5 bathroom townhome in Neptune Beach for $60,000!  It was almost too good to be true, frankly. Yes, it needs some work, but he's got the assets to handle that, and is on a month to month lease, so he has flexibility to get the repairs and improvements done that he wants to do. Recently, Amelia Island's very own T-Ray's Burger Station was rated as one of the 51 Great Burger Joints (USA Today feature). I have not yet been to T-Ray's, may have to make it a very-soon weekend destination to check it out, as I love a good burger. Other places to get good burgers in the area, listed in no particular order, and according to my preferences (medium rare is my preference): The Loop - locations all over the area The Sun Dog - Neptune Beach (personal favorite) Ted's Montana Grill - you can get Bison burgers here at Town Center & Orange Park Five Guys - several area locations, you can order with tons of toppings, more than other places & great greasy fries.   Sometimes, there is nothing than a burger and fries..... One of my favorite all time places is the Sun Dog Diner in Neptune Beach, FL. My friends Jeff, Mary & I had a fabulous brunch here (again!) this morning - being from Jersey, grits took some getting used to, but I actually ordered the grits instead of hash browns this morning, and they were great. Located in Town Center, the Sun Dog has awesome food, awesome staff, awesome entertainment - you ge the gist. Fans of San Marco's Metro Diner will want to tune in Sept. 20 to the Food Network's "Diners, Drive-ins and Dives." The Hendricks Avenue restaurant will be featured in the upcoming "You Found Em" epsiode, where host Guy Fieri visits eateries suggested by viewers. The show premieres at 10 p.m. Monday, Sept. 20 and re-airs at 1 a.m Tuesday, Sept. 21 and 9 p.m. Friday, Oct. 1. The D3 crew was here earlier this year when they visited 13 Gypsies in Riverside, Singleton's in Mayport, Culhanes in Atlantic Beach and a particular favorite of mine, Sun Dog in Neptune Beach.

I was invited to a Labor Day cookout yesterday locally, and most of my friends know that I don't REALLY cook.  For longer than I care to admit, the kitchen in my house was just a place to store pre-packaged food, and wine. I have, however, become more interested in preparing my own sustenance, as a result of some stricter financial considerations. This recipe is awesome, oh-so-easy, and affordable. Try it, and let me know what you think! Marinated Tortellini 1 9 ounce package tortellini (I use Buitoni herbed chicken) 1/3 cup olive oil 2 tablespoons white wine vinegar 1 tablespoon water 1/2 teaspoon salt 1/2 teaspoon pepper 1 clove garlic (I LOVE garlic, so I used 5 cloves yesterday, minced) Cook tortellini according to package instructions. Here are the August 2010 stats and 2009 for comparison - 2010 3 Homes Sold Lowest price: $241,000 Highest price: $595,000            Shortest Days on Market: 7 Longest Days on Market: 218   2009 7 homes sold Lowest price: $99,900 Highest price: $425,000 Shortest Days on Market: 2 Longest Days on Market: 334 I just blogged about Jacksonville Beach yesterday, and there we have a 28% year to year increase in homes sold, so this is surprising.  However, Neptune Beach is the smallest of the beach communities, and therefore, has a smaller supply of entry level/first time buyer homes. Great news! I had a closing that actually closed yesterday!  We were scheduled for 4pm 8/31/10.. At 10:30am, my most awesome in-house lender called me with a request; what follows is a rough transcript: Travis: The lender needs a motivation lender for your buyer, can you get her to write one? Carol: Sure, but can you tell me first what this is, and why NOW? Travis: They need a letter outlining why she wants to buy the house that you have a contract on, and the letter also needs to address what they intend to do with their current property. Tune in tonight on Food Network to see Guy Fieri's local visit to the Jacksonville area! Apparently, the 10:30pm episode features a Riverside place, 13 Gypsies, and has Fieri showing how chef Howard Kirk prepares scratch made Spanish chorizo with honey sauteed pears. Fieri visited other places  as well: Culhane's irish Pub in Atlantic Beach, and my personal fave, the Sun Dog in Neptune Beach, as well as Singleton's, and The Fox in Avondale.

Here are the July 2010 stats and 2009 for comparison - 2010 4 Homes Sold Lowest price: $175,000 Highest price: $363,000            Shortest Days on Market: 3 Longest Days on Market: 398   2009 10 homes sold Lowest price: $175,000 Highest price: $1,150,000 Shortest Days on Market: 0 Longest Days on Market: 415 Well, I know this looks downright depressing, however, I caution readers to realize the buyers in the month of July probably didn't have a hope for the tax credit (they were too late) and there were just fewer buyers. Many people vacation during July as school starts in the 3rd week of August. The pricing on the bottom side of the spectrum is stable year to year, which is great news when so many other areas are still seeing declines from 2009 prices. The days on market is also fair...

Jacksonville Beach is once again hosting a summer jazz series, and today is the second concert. Tonight is the second concert of the 9th Annual Summer Jazz Series.  Many people now have a neighboring house ths is what we in the industry consider "distressed", meaning it's a short sale, on it's way to foreclosure, or a foreclosure.   This means, in all likelihood that the yard is no being maintained, and it looks awful. Additionally, the unmaintained yard is an invitation for all sorts of other issues, including: weeds, vermin, squatters - the list goes on and on. When I posted the 1st Quarter results, our Neptune Beach sales were up 27% year over year, so I'm a bit surprised to see we've lost some forward momentum. The First Time Buyer action in Northeast Florida is off the chain!  A full 50% of sales in February were First Timers Wow!  Just wait. When April gets here and time is running out: get ready! There will be a flood of buyers coming out of the woodwork. Prices in Jacksonville Beach continue to hold their own. Of course there have been price drops and there are a lot of short sales on the market. I don't want to show short sales because the odds of them closing in time are slim to none.  Short sales are NOT a good option for First Time Buyers.  The weather is FINALLY warming up.
