My day started off great yesterday: good workout at the gym, wonderful breakfast. And, then, the phone call. My buyer/s (engaged, she's here in FL, he's in the process of moving here) bought and closed on a house in Neptune Beach, FL on 2/15/13.  She gave birth a week ago.  Yesterday, eviction notices were posted to her doors. She was absolutely astonished, and called me to ask for my help.  Now, I've not encountered this exact situation previously, so my first words were "Relax. It's most likely a misunderstanding. I'll be there within the hour, and we'll figure out a course of action." Stay tuned for more updates...   .

I stopped into Mezza Luna the other day, a wonderful Italian eatery in Neptune Beach, really because I had to pick up something next door. I hadn't been in to see them for a while, and was pleasantly surprised to see they had made some changes to the place: they used to have two entrances (odd for a restaurant), on that opened into the parking lot (shared with other establishments & City Hall), and one that opened onto First Street. More patrons were coming in from the parking lot, so they decided to close the other entrance, which allows them the option of making the patio area on that side private for events. I have watched this market grow over the years, and with the increased interest in local produce, it's nice to see the market is thriving now.  The market is open every Saturday from 2-5pm, and regulars know to get there right at opening time, as produce in high demand goes quickly.  On January 12, they hit an attendance record of  1,278, up approximately 243 shoppers over the prior record of 1,035.  Tomorrow night, Wednesday, the Public Trust Environmental Legal Institute will host a free gathering at the Neptune Beach Library. The main topic will be Orion, a wintertime constellation. Neptune Beach, Fl Home Sales Prices On The Rise. Neptune Beach, FL is about 3 square miles of island property between Atlantic Beach, FL and Jacksonville Beach, FL. It is pretty darn small. In Neptune Beach, there are oceanfront, marsh front, waterfront and interior properties and practically NO commercial property. Statistically, the sales price of homes over October 2011 increased by 75% on an average sales price of $202,000 in 2011 up to an average of $353,750 October 2012. Days on the market had a 600% increase from 29 days all the way up to 198 days. Bad news for buyers is that there was a 25 percent decrease in listings. In 2011 there were 55 listings and in 2012 there were only 41.

I blogged about this a few days ago, when it appeared the propert permits werre NOT going to be issued; this is a long standing tradition, and one I've attended many years. You get to see people you haven't seen all year, or, in several years. People dress up like turkeys or in other Thanksgiving costumes.  People start their day with a 5K and then attend. People start their turkeys and bring the kids up for a few hours. If you have the chance, I encourage you to attend, it's well worth it! It looks like the party will go on. The Sun Dog Diner in Neptune Beach has been one of my favorite places since I moved to the Jacksonville Beaches area in 1990.  I have spent many times meeting friends for lunch, dinner or brunch, and have made friends with many of the new faces I've seen, as well as the staff that has served us over the past 22 years. Virtually every bar or restaurant in town, especially at the Beaches, has a server, bartender, or manager who worked at The Sun Dog. This is sad news for the time being, but I'm hopefull the owners are able to find a new location, and bring back the Sun Dog soon! Full article in the Florida Times Union here.

  The chart above gives a report of the Neptune Beach real estate market in July 2011 vs. July 2012, and also year to date to Jan.-July 2011 and Jan.-July 2012.   The number of new listings is similar in both cases, -0.0% and -1.3%, respectively.   The Months of Inventory at 4.6% represents a solid Sellers Market.   The median sales price is down 3.2% for the 2012 Year to Date.   Closed sales for 2012 are down 14.3%, which is understandable with the low inventory.   Check out the graph where the Neptune Beach market is now trending with the entire MLS median sales price..   With low inventory and prices going up, now is the time to find a great deal at Neptune Beach.   Here are the 2012 stats and 2011 for comparison -  2012 9 Homes Sold (March=6) Lowest price: $160,000 (March =$138,900) Highest price: $575,000 (March=$355,000) Shortest Days on Market:0 (March=1) Longest Days on Market: 367 (March = 398)   2011 6 homes sold (March =4) Lowest price: $147,500 (March=$175,000 ) Highest price: $1,392,500(March =$350,000) Shortest Days on Market: 15 (March =39) Longest Days on Market:363 (March =212)   Sales are up 33% month over month, and year over year. The days on market is where you really start to see the improvement.    Pricing is mostly stable, which is what I would have expected from Neptune Beach, as the smallest of the beach communities. I managed to get up to Pete's Bar yesterday, Neptune Beach, FL for the annual street celebration - Neptune Beach suspends their open container law, and you can purchase beverages at Sun Dog Diner, Pete's, Carribbe Key, and Lemon Bar. Needless to say, with fabulous weather, there is no better way to start your Thanksgiving Day!     Turkey Man - some people get dressed for the occasion. Love this hat! Need to get one for next year! There are 5 kids in that car...not sure if they are related to the owners/drivers??? And, this is the BEST oceanfront way to start your Turkey Day! Hope everyone had a fabulous Thanksgiving!

Having lived here for quite a few years, I've learned one time of the year you don't want to leave is Thanksgiving weekend. Pete's, a local bar (and I mean bar: full bar & pool tables. Chips, cigarette machine, cash only place) which has been open since prohibition ended, has hosted a street party on Thanksgiving morning starting a 9am and running (officially) until 12 noon. It's a huge gathering, and I invariably run into people I may not have seen in the past year or longer...so much fun! More restaurants have started participating, which means more closed streets, and the smartest way is on foot or bicycle.
