This is just a quick post to share some Miami condominium sales data comparing volume and sales price between 2006 and 2007 (for the second quarter of each year).  Of course, these numbers do not include days on market or how much inventory is on the Miami condo market as a whole (especially with all of the new construction inventory). You can drive South to Downtown Miami on Biscayne Boulevard and look in horror as you see the number of construction cranes in action.  With so many high-rises being erected and with such poor publicity from the media, you can only imagine what will happen to some of these buildings when they are finished.  Most of them look rough - with exposed concrete, steel structures and lots of construction workers doing their thing. One building stands out from the rest.  It is truly majestic and its simplicity and proportions leave me in total awe.  That one building that seems to be fighting its surroundings is Ten Museum Park designed by Chad Oppenheim. Midtown Miami is a relatively new section of Uptown Miami located south of the Design District.  The development mixes retail, office and residential space in an effort to create an urban, pedestrian friendly utopia.  And you don't have to live there to enjoy it.  Being surrounded by major city arteries, it is a very accessible area of town; you will find I-395 to the north,  I-195 to the south, I-95 to the west and Biscayne Bay to the east.  Coming from Brickell, I am always surprised at how fast I can get there every time.Most people are probably lured into Midtown by Target, one of the flagship stores of the Midtown mall.  I personally go there looking for deals at the new Loehmann's (best days to go are Monday afternoons or Tuesday mornings since the store gets its new shipments ear...

 The most negative analysts believe that because loan standards are now much tougher, at least 10% to 15% of the people who could have qualified for a home-purchase loan last year can't do so now. Meanwhile, many of the people who would still qualify for a loan don't want to buy a house now because they think prices will fall further. So the housing market is likely to remain weak for at least another couple of years, they believe. One reason is that it takes time to absorb all the houses and condos waiting for buyers. The NAR counts about 4.2 million resale homes for sale, along with more than 500,000 new homes on the market. That is enough to last about 8½ months at the recent sales rate; a supply of five to six months generally is considered balanced.

When was the last time you went up to an info tube (or an info box) and found it actually had a property flyer in it?  OK, let's suppose the agent or homeowner was on top of things and the tube/box was actually filled.  Did you call the number listed and ask for more information?  Hmmm, I didn't think so. You see, most people pick up flyers at properties just to appease their curiosity.  Most people picking up those flyers are not serious buyers.  It could be the nosy neighbor down the street wanting to know what the house is listed for.  The young family around the corner who's thinking of selling is picking up comps in the area.  The "dreamer" who is always looking at homes they'll buy "one day" but "one day" never comes.  Someone selling in the neighborhood wondering how this home's ...

The majority of homebuyers in the Miami Redland, Homestead area answer "NO" when I ask them if they know what a Community Development District is.  If the property they're looking at is located in a CDD (as these districts are commonly reffered to) this fact has to be disclosed to them. But disclosure alone isn't enough for me.  I like to make sure they understand the implications of their potential home being located in a Community Development District.  Their bottom line depends on it.   Please continue reading about CDD's here.  The link will open up in a separate window.

I`ve been in Miami most of today. There is such an overabundance of condominiums in this area that are "For Sale" it`s not funny! According to the Florida Assoc.There are 37 new high-rise condos and 20,000 new units are being built in Miami's 1,040-acre downtown, sales fell almost 50 percent in May." How is this possible? I guess these developers aren`t fully understanding that we`re having a major Real Estate collapse!   The glut on the market will most definitely effect our economy if these units don`t get absorbed. There are luxury condo`s along Brickel Ave. facing the Bay that are being rented for $2100 a month.
