This was given to me by a colleague.  I'm not sure who wrote it... Forget time management....Manage yourself! Each day blesses you with 24 hours.  That's 1,440 minutes.  No more. No less.  Time is relentless.  It can't be replaced or reversed, stopped, stored not saved.  Nor can you reach into your time reservoir to "borrow' an hour from yesterday...to use today. Time is the essence of your life.  If you waste your time, you waste your life.  Don't race compulsively or erratically to do more "stuff" in less time.  Don't become busier or more active.  Instead, make better choices and wiser decisions.  Then, time becomes your ally, your valuable partner.  Don't confuse activity with results.  You're paid only for results. Steal time from the insignificant.  Then channel it and your energi...

Sometimes, numbers and pictures speak louder than words. So I want to share the "picture" that I got today from the MLS. The following is a TWO-DAY snapshot of the activities that took place in the real estate market for our Area 20. This includes the Town of Miami Lakes and other adjacent areas such as Hialeah, Palm Springs North and Country Club of Miami. This data is for all residential properties, single-family homes as well as condos. Total homes for sale in Area 20 as of today: 2,297   New listings: 44 Pending: 11 Back on the Market (previously under contract that didn’t close): 11List Price revision: 86 So how do we interpret these numbers?   These numbers tells us that just in the last two days, 44 new homes were added to the market. We also find out that 11 properties went pend...

These are the current numbers for the Town of Miami Lakes: Single-family homes Total Homes for sale:  182Homes sold in the last 6 months: 40Pending sales (under contract): 22Condos  - (includes Town-homes and Villas)Total Homes for sale: 200Homes sold in the last 6 months: 26Pending sales (under contract): 15   The number of homes for sale continues to be very high in relation to the ones that are selling. This is particularly true for condos, which are selling at a slower pace than single-family homes. There are many different ways to measure the real estate market, and even more ways to interpret them. I just entered another post with some statistical data of the last two days for our area. Those numbers offer another interesting view of what is happening in this market.

Poker Walk nets $ 13,000 for charities! The Poker Walk is organized by the Zonta Club of Miami Lakes. It took place on April 26 and it raised $ 13,000. This money is going to be divided between C.H.A.R.L.E.E. and Casa Valentina.   In my previous post about the Town of Miami Lakes I posted some pictures showing one of the characteristics of this city: its lakes.   According to the Town's official website, there are a total of 23 lakes. Some of them are: Lake Glenn-Ellen, Lake Patricia, Lake Hilda, Lake Adele, Lake Carol, Lake Cynthia, Lake Elizabeth, Lake Katharine, Lake Sandra, Lake Sarah and Lake Suzie. Each one of them is surrounded by homes that take full advantage of their location.  These wonderful lakes add charm to the city, and they bring peace and beauty to our surroundings.    I hope you enjoyed the pictures. If you watch closely, in the picture above you can see a couple of ducks enjoying the lake as well!

In real estate, a short sale refers to the sale of a property in which the sale price is insufficient to pay off all encumbrances and pay the expenses of sale. If the lender is convinced that the owner, for various reasons, is unable to continue making the payments the lender will often agree to take less that the full amount owed to allow the sale to close escrow. The incentive for the bank to approve a short sale is to have the property sell before the loan becomes a problem account on their books. This Process may be difficult to believe but it is a definite possibility. As stated below there are hoops to jump through. Banks are willing to allow individuals to assume the loan if they meet the required criteria. This is a system that works because the banks do not want to hold propert...

The town of Miami Lakes is located in the Northwestern part of Miami-Dade County, Florida.  This city has a small town atmosphere and it’s about 6.5 miles. The streets are lined with trees, and as it should be expected, there are indeed many lakes here. This prosperous town is the project of former Florida’s governor Bob Graham and his family.  It was incorporated in the year 2000, and now it has approximately 27,000 residents. It has many green areas, parks and sidewalks that make it easy to go for a walk.  Location, location, location! The Town is near expressways such as the Palmetto (826), I75 and the Turnpike. This fact and its closeness to Broward County make Miami Lakes a strategically convenient place to live in a time when traffic has become a nightmare for many South Floridians...
