The upcoming summer season brings tons of opportunities to leave the balcony of your condo in South Beach and explore the year round and upcoming attractions the city is currently or will soon offer.  Best of all, with the school year coming to a close in two months, there’s plenty of opportunities to participate in some of these events with your children.  Let’s take a look at some of the art events going on in Miami and South Beach. South Beach condos and the general art deco style prevalent throughout the city and in hotels like the Tides is largely the responsibility of 1930s architect Lawrence Murray Dixon.  A collection of his work is currently available for viewing at the Miami Beach’s Bass Museum until the eleventh of this month. Among the large assortment of people who live in ...

The Townhomes at Sunset Harbour in Dade County, Miami Beach, Florida are a great place for couples to look at who are just starting out.  I often recommend these to many of my clients that are just starting out or are single.  They are located in a great, convenient area.  Great townhomes!

I've been looking at absorption rates, the amount of time it takes to sell off the currently available Condominium inventory at a rate of sales equal to the average of the last three months. In Miami Beach we can quantify this in many different markets. Overall, there are currently 4,000 plus properties on the market selling at a rate of about 65 per month for an absorption rate of 61.5 months. For the least expensive condos, those under $250,000, the absorptions rate is the lowest at 43 months, while those units between $500,000 and $1,000,000 have the highest absorption rate of 81 months. Condos priced over $1,000,000 have an absorption rate somewhere between these two. A six to twelve month inventory is the level generally desired to produce a balanced market, so we are still way out ...

I had many concerned buyers contact me strongly dissatisfied with the limited selection of the remaining developer units and options that they have been recommended. For those of you who missed the boat (check the original post here), the Flamingo South Beach Condos North Tower is NOT going condo. So what are the current alternatives for these North Tower Contract Holders?Option ABuy the less than 40 units remaining from the developer. Many of these are 2nd tier units which where originally over looked by buyers and are still over priced since they started selling in May 2005. The only way these units might sell is with a "strong" incentive and / or extremly creative deal. The good news is Flamingo South Beach developers are offering some incentives. In some cases as high as 6% back or so...

Over the past few months I’ve noticed that in social environments among people who have known me for years, one of the first topics that comes up is the state of the real estate market. Usually, one of the first questions I get asked is “how’s it going?” sometimes with an expression of concern. I’d like to take this opportunity to relay my response here: The national news media and overall real estate economic statistics are dire, and getting worse on a seemingly daily basis. The truth is that the real estate market boom was overextended and very much speculative based (as opposed to need and/or value based). These current market conditions were not a surprise to me or to anyone who has been in the business through previous market cycles. Essentially, I’m the middleman in real estate tr...

Amid the slowdown in South Florida's housing boom, developers have been noted to be on a buying binge of many rental apartments, and are turning these into condominiums, and these are done at a much faster pace. Why the recent condo conversion binge? According to market analysts, Across the Miami-Dade county and extended areas, home builders and developers have sought to take advantage of the strong, and sometimes frenzied demand for condos by converting many apartment units into condos. Many view that this scenario allows developers to avoid the hassles of actually erecting a new structure, and would also allow prospective buyers to buy and move into a unit faster than the estimated two years it would generally take for a new condo to be built How Many Apartments Have Been Converted Si...

Condominiums are today viewed as alternative living options for people who have varying lifestyles. These housing units are made wherein individual unit buyers get the rights to the interior units, and own the building's other facilities on a coop basis, wherein they share this with the other residents of the complex. Those who consider themselves too busy need not have to worry about the day-to-day upkeep, which is the norm when owning a standard single-family home. Instead, they are given the preference to pay a monthly fee and defer other maintenance decisions to their specific condo homeowner associations. These types of homes are now the hottest-selling forms of property in cities like Miami Beach, where the lifestyle is so vibrant, eclectic, and fast-paced at times. How The Condo ...

South Florida Business Journal - by Oscar Pedro MusibayMCZ/Centrum, converter of the Flamingo apartments, is giving back deposits to buyers in the north tower of the Miami Beach complex because the developer hasn't been able to nail down unit closing dates."If the people don't want to wait, because we can't give them a closing date, we will give them the deposits back," MCZ Chief Executive Officer Michael Lerner said Monday. He said sales in the north tower stalled at 200, and blames the market downturn - not the product or location."We don't know when the building will be converted to condo," Lerner said of the 614-unit north tower. "We have to hit a critical number before we start converting."Lerner said the north tower will continue as a rental until sales hit the critical threshold -...
