In January of this year I posted an introduction to the soon to begin construction luxury oceanfront condominium development in Miami Beach - The L'Atelier Miami Beach. View my original post here: http://actvra.in/4BCX The 18-story oceanfront condo tower is being built at the historic and iconic Golden Sands Hotel on the ocean, a favorite hotel hang-out for the rich and famous including a number of the infamous "Rat Pack" during the '50's. The original hotel facade will be restored while the new 20-unit luxury condo tower will rise at the edge of the sand. Today, the developers have released plans to offer a two-story top floors luxury penthouse home. A $33 million penthouse offering with 8,000 square feet of living space spanning two levels. This L'Atelier Miami Beach penthouse home wi...

Once completed, the Bath Club Estates will be one of the most exclusive addresses on Collins Avenue. Instead of cramming units into the tower, they’ve opted for limited luxury: Only 13 residences are available at the estates. The layouts differ. For example, the villas are two floors high and each takes up half the floor — for a total of 9,200 square feet of interior space each. “Tower” apartments are 5,000 square feet. The top floor penthouse is expected to list at $50 million.   The Bath Club Estates is a remarkable development on Miami Beach, where only a few residences boast luxury at this scale. But unlike other developments, which adopt an ornate version of luxury, renderings of the Bath Club Estates depict interiors that are at once conservative and modern. These include marble-w...

Today’s Miami Beach real estate seller tip is about pre-inspections. Far too often sellers aren’t aware of some very basic prepping that can allow them to be in a better position prior to going under contract with a buyer. One of our basic prepping tools is to recommend an inspection. This is helpful because as the seller you will get a better understanding of what a buyer’s inspector may find prior to going under contract. This is key because it gives you time to think about what to do in a less stressful environment, prior to actually being under contract. For instance, if any issues are found, you have the opportunity to mitigate any minor issues in advance as well as have more time in advance think about what to do if there are any major issues. Today’s Miami Beach seller tip, comes from an insider perspective. Although you think it would be a given, showing properties in Miami Beach is one of the hardest things in our business to organize. Unfortunately, not every agent is skilled at managing this process and it’s not a good thing for the sellers. Showings equal buyers’ eyes on the property, feedback and ultimately offers. The longer a property sits on the market unable to be shown, the worse it is for the seller. Timely and easy showings are key to getting buyers and offers in asap. In the video below we talk a bit more about how hard showings can be and why it’s necessary to make sure your agent makes your listing priority. A quick summary. 1.  Showings equal activity. 2.  Make it easy for a buyer to get into the property. 3...

300 Collins – The ultimate in understated luxury and sophistication in the heart of South of Fifth   The 19 boutique condominiums of 300 Collins offer pure and simple sophistication, or what developers are calling “a sanctuary of chic between the city and the sea.” That’s a proud claim that Miami Beach Realtor Josh Stein finds completely justified. “This is a residence for those who want a more refined luxury,” he says. “300 Collins adds that understated touch of class that’s difficult to find in other parts of South Beach.” It doesn't hurt that 300 Collins is in South of Fifth, one of Miami's most prestigious neighborhoods.   The residences come fully finished with between one and four bedrooms. They feature 10-feet-deep, ocean-facing private terraces and 18-feet ceilings, plus outdoor...

Today’s Miami Beach real estate seller question is, “Should I accept the first offer from a buyer?” Although an agent may be super savvy and actually doing a great job right out of the gate, some sellers think when an offer comes in really fast, something is wrong. Maybe the property is priced too low? Maybe a better offer will come along? In the video below we talk about some common reasons why the assumptions are not necessarily true and why you may really want to accept the first offer. In today’s tech savvy world, information moves super quick and with better ways to price, better ways to get the information out there and better ways of writing offers, it’s not uncommon to get offers super fast. In the video below, Jamey & Ognjen talk more about why you may want to consider acceptin...

If you are thinking about purchasing Miami Beach real estate with financing, it’s key to work with an experienced local lender. Our friends over at VanDyk Mortgage sent us over a great guideline sheet that discusses key things that can compromise a mortgage deal.  This is a great guide, and I thought it might be helpful if you are thinking about financing a property in Miami Beach. If you are thinking about buying in the next year and you need financing, I would highly recommend reaching out to an experienced local lender as soon as possible and have them to a look over your specific financial situation. This way you are prepped well in advance and can mitigate any potential issues. It’s important to know there is a big difference between financing on condominiums and single-family home...

Any time a Miami Beach seller takes the time to write a review for us, we are always grateful. Our client was in a very common seller situation in Miami Beach. He was previously renting out the unit and eventually it became a big headache as he was no longer local and his life became busy in a different state. Managing a unit with a tenant was no longer an option for his financial goals, so he decided to sell the unit and reinvest in new ventures closer to home. This is a typical scenario of many Miami Beach sellers and we are happy to help. If you have questions about selling your Miami Beach investment property, let us know. We are happy to help guide you in making a sound decision for your personal goals. About Jamey & Ognjen Prezzi are husband and wife. They run a highly successful ...

Alexandria at South Beach is a luxury Art Deco apartment in the heart of South Beach, just two blocks from Lincoln Road and the beach. This is a property that values the details that create an experience, from the steel railings shaped with the Alexandria logo to the mangroves in the koi pond. Miami Beach Realtor Josh Stein loves this historical, 17-unit apartment for both the location — at 15th and Euclid — and the architectural design that features prominently inside each residence and outside.   At Alexandria, there are units to fit any lifestyle, from bachelors to families. The apartment has five studios with three distinct floor plans, seven 1-bedroom apartments with four floor plans and three 2-bedrooms with two floor plans. The best units are the 3-bedroom apartments. One is a 2,...

Ok, here is the latest penthouse sale at 321 Ocean Drive in South Beach topping out at $3,100 per square foot. You get a gorgeous glass box in a very desirable area directly on the beach. Another bennie is the fact that this is a small building with very few neighbors. That alone is worth a lot to many. Stay tuned for the next big deal!

Today’s Miami Beach real estate question of the day is one of the more popular questions I get from buyers, and that is, “How long does the seller have to respond to my offer?”. It depends on a few factors.  Mainly the contract, the seller and the type of property being sold. Generally speaking based on the contracts that are approved for our use as real estate agents in Florida and assuming it’s a regular sale (not a short sale or foreclosure), the typical turnaround time is two days. However, we have different contracts that we use and each one calculates days in a different way: calendar and business. So two days if falling on the weekend or holiday can be a different timeline depending on the contract one is using. Also, a party to the contract may mark that turnaround time differen...

Every loft at Central has its own rooftop terrace. That's worth repeating: Every loft at Central has its own rooftop terrace. That's just one of the reasons this eight-unit condominium is one of South Beach's best kept secrets, located about two blocks from Ocean Drive and boasting a design aesthetic often reserved for less posh locations. The split-level lofts are a minimalist's dream but do not force you to sacrifice proximity to beach and nightlife — or millions of dollars. The lofts at Central start at $699,500.   Central's split-level lofts, built in 2009, have two bedrooms and 2.5 baths, rising four stories in a townhome style that feels extremely spacious. The most attractive aspects are the high ceilings and enough space on the roof for a hot tub and room to spare. Plus, it come...
