              Annual Sales Trends        As you can see from the "Christmas" chart above, 2012 reflects positive news for both inventory and sales trends.    Closed Sales = Green Column First, Marco Island saw a 24% increase in closed sales in 2012 over 2011.  In 2012, the closed sales were the highest level of sales for the seven year reporting period of 2005 to 2012.     Inventory = Red Column Second, inventory was down by 19.7% from the previous year.  For the seven year reporting period from 2005 to 2012 in the chart above, it clearly shows that 2012 has the lowest inventory levels.    Third, and most notably,for the first time in seven years, Marco Island is showing that year-end inventory (properties for sale as of 12/31/12) is almost equivalent to the number of 2012 closed sales....

After enduring several years of declining real estate prices on Marco Island, owners can finally feel confident that the bottom of the market is behind us.  The information coming in through 2011 and the first half of 2012 was mixed but encouraging.  Finally, as the year ends, everything points towards a positive recovery. For  the past  few years we have seen the sale of vacant lots on our beautiful Marco Island at almost a standstill but on evaluating the statistics provided by the Marco Island Area Board Of Realtors we can see that we have recently seen a sharp increase in the number of sales of vacant lots.     In recent months, the real estate market experienced a surge in buying.   The buying trend started in April 2012 which was the strongest month for sales since February 2005.  Next, our traditionally quiet summer season continued with strong sales.  Each summer month, June, July, and August, reflected the strongest sales since 2005 (for each respective month).   When you look at the six month trends for year-over-year sales comparisons, what is hot?   1. Officials recently concluded a four day financial meeting in Marco Island and Naples, extensively discussed were changes in estate tax. To give a short background, in 2001 Congress passed the Economic Growth and Tax Relief Reconciliation Act (EGTRRA) and American economists forecast big budget surpluses for the next 10 years. This became the basis for the reduction and eventual elimination of estate taxes, gift taxes and the GST. US Congress was expected to prevent the repeal of the estate tax in 2009 or at least extend the law into 2010. However, in a surprising move no resolution was made and investors were left scrambling with a way to design a stable financial plan for themselves and their clients. The Marco Island real estate market has continued to show improvement through the third quarter of  2011.  Overall sales volumes have  increased for the third consecutive quarter.  Marco Island  total sales volumes registered over 50% over Q3 of 2010. Inventory has shrunk by over 14% as compared last year and new listings were down by nearly 14%.  while overall pending sales  were up  nearly 39% over Q3 2010. There was good news on the sales prices as well. Overall average sales were up  by nearly 15% over the previous Q3. Condos and lots had strong performances in Q3 2011. The Marco Island Real Estate market continues to show consistent improvement in September 2011. New Listings were 25% lower than last September and overall inventory was down 14.5%. Overall Closed transactions were up almost 33%. While the month to month average and median prices were positive, all signs of a stabilizing market. Individually, the single family homes were on pace with last month but below last September's numbers. We believe that due to the strong interest in homes in the past that the inventory has been depleted of quality homes that are well priced. Good properties are leaving the market quickly.
