      In June 2012, 85 homes were sold in Lutz , located in Pasco and Hillsborough county, with a median sales price of $227,000. This compares with 61 homes sold during the same period last year which translates into a 39% increase in the number of Lutz homes closed and a 20% increase in median sales price (from $189,900 to $227,000). At the end of the month there were 225 homes for sale in Lutz, Florida; 38% of the available homes sold in the last month. 225/85 = an inventory of 2.65 months. There has been a 38% decrease in the number of homes available for sale from June 2011 to June 2012 (from 360 to 225). 07/05/2012

In May 2012, 63 homes were sold in Lutz with an average sales price of $185,000. This compares with 59 homes sold during the same period last year which translates into a 7% increase in the number of Lutz homes closed and a 9% increase in average sales price (from $169,500 to $185,000). At the end of the month there were 230 homes for sale in Lutz, Florida; 27% of the available homes sold in the last month. 230/63 = an inventory of 3.65 months. Judging by the signs and billboards for new homes you'd think the housing boom was coming back.  There has been a definite increase in the amount of signs advertising new homes in Lutz FL and surrounding areas.  Is there a housing boom in the Tampa area?  I don't think so, but it has been reset.  The developments that went backrupt or closed down over the past few years have now been repurchased at todays values.  This "reset" in pricing has made it possible for builders to start building at todays prices and once again compete with the lower Tampa real estate values.  The market is healing, it's happening, just give it time.   11/08/2011
