Short Sales Skyrocket, Loan Mods Take a Nosedive When it comes to figuring out what the real estate market looks like, among the best resources to use are statistics from the Office of the Comptroller of the Currency (OCC).   The OCC recently released their mortgage metrics report for the first quarter of 2012, and the numbers tell a compelling story.   According to the report, loan modifications dropped 36.7% from last year and completed foreclosures rose from last year by 2.67%. Out of the gate, this might seem like bad news, but there’s more to the story. The truth is the rate at which completed foreclosures is rising has slowed down from last year, and newly initiated foreclosures have dropped 8.1%. Here is our Market Trend for the first 2 months in the area of West Palm Beach called the Acreage. The slight increase in absorbion rate can likely be attributed to more foreclosure being released. Sales stayed fairly steady but inventory did rise. It is my opinion most sales in this price point selling at a median of 102% over asking, this particular market will continue to be very hot. However, if shadow inventory continues to be released, we can most likely predict that sales prices will remain depressed as more inventory continues to be released, thus keeping prices steady. We can only hope that REO inventory will start slowing as our economy continues to recover and this should allow our prices to finally start rising. Loxahatchee 5 acres- SOLD and closed in less than 18 days!  We listed a 5 acre lot in Loxahatchee Groves for $124,777.  A buyer saw our sign on the lot and called us to make an offer.  The agreed upon sales price was $105,000.  The buyer paid ALL CASH for this property.  We closed this property in 3 days from the time of the offer being executed to the time of closing.  We are transaction brokers so we helped both the seller and the buyer in this transaction.  Thanks again to our awesome title company officer- Tina- who drives all over to get the closings done!  It is tough to sell land in Loxahatchee right now because of the property values having dropped so much in the last 5 years.
