Pending home sales continue to climb   Its time again to evaluate just what is going on with real estate here in the Northern Palm Beaches. The table is being set for higher home prices in Jupiter and the neighboring communities. Seasonal visitors have been buying and it is welcome relief to those wanting prices to climb higher. They will be....at least for the next couple months. Then we start looking into macro-economic issues like the amazing strength our US dollar is showing throughout the world. Lowest monthly total in over 29 months     Let’s face it, living in the Jupiter area we are very lucky indeed. With a median single family home price nearing $400,000 there is still no doubt that those spending a million dollars or more on a property are in what we call the luxury market. If we look at history we see a strong correlation between the number of million dollar home sales and prices. Since the turn of the century when million dollar home sales in Jupiter rise, so do median home prices.      Over the past five years, sales of these luxury homes have soared. Up a rather dramatic 107% and prices have reacted favorably with median single family home prices up in four of those five years. Biggest 30 day jump since April 2013   Jupiter area home prices have been on a seesaw since September with no clear cut direction. Up one month, down the next. We have to go way back to July of last year before finding a two month stretch of increasing prices. Pending home sales had been lackluster, inventory has been relatively flat for months and demand had been sputtering. Until 45 days ago. Inventory didn’t change but demand soared and as we have been telling you prices are heading higher. Slowest sales month in years to blame for decline   There is no doubt that the south Florida real estate market can change just about as quickly as our weather. After months and months of significant declines in pending home sales the winds of change blew in with strength as we reported a little over a week ago. A humongous 40% jump in pending home sales in just 30 days proves that the “really big” season we have been telling you about for so long is finally here. We told you this season was going to be BIG   Month after month, we have watched pending home sales in Jupiter and the surrounding communities move lower and lower and lower. For nine long months, since April 15th of last year, it had been almost a straight down spiral. Down over 32% during that span. We knew that the lack of quality of inventory was an issue but we certainly had to start asking ourselves if demand was more of an issue that we thought.     Turns out that it was, as over the last 30 days demand is back. Weak pending home sales come home to roost   We have been vocal since last year that the 2014-2015 season around Jupiter was going to be big. Really, really big. We have more visitors in town than ever before and they are filling the restaurants, shops, streets and beaches to the brim. Everywhere one turns there is activity. And lots of it. Except in the real estate market.     Pending home sales have been down for a long time and we keep saying very low inventory of quality, well priced properties is the culprit.
