Juno Beach Home Inventory Decreases 2%Where on earth did January go? Here in southern Florida we have had an amazing season so far with weather we all dream about; or at least our northern friends do. We started the year with plenty of optimism about the continuation of the local real estate market recovery. We all tend to judge how things are going based on our own activity and I can tell you my days start early and end late and busy is not a strong enough word. Inventory levels are one of the most important metrics we watch and that is why we review them in this article each month at this time. So many factors have a great influence on the real estate market but inventory levels and the quality of that inventory have a huge impact on sales. And that impact is both on the number of sal...

Pending Home Sales Unchanged in Juno Beach South Florida real estate seems to be starting the new year off on the right foot, interest rates sit today at another record low, single family home sales in the region were up strongly in my last article and everyone in the office seems to be in such a great mood. The upcoming weeks are full of important meetings in my life at Keller Williams with a regional Agent Leadership Council meeting coming up in Davie and our annual Family Reunion we are so lucky to be holding in Orlando this year. Excited to sit down and prepare my first pending home sale article of the new year and see how things are coming in the trenches.     Pending sales are the most accurate predictor of what transactions we can reasonably expect to close escrow in the coming 3...

Juno Beach Condominium Sales Dreary During DecemberAs I sit down to finish up my final articles about the metrics of the 2011 south Florida real estate market I am excited about what the new year will bring. There are many positive signs and I am looking forward to finishing up this review of December sales in the region so we can put together the recap of 2011 and our projections for 2012. But first things first let’s see how things panned out in the final month of 2011. During December our real estate sales power rankings ended up looking like this;    #1 Tequesta    #2 North Palm Beach    #3 Palm Beach Gardens    #4 Hobe Sound    #5 Jupiter    #6 Juno Beach down 66%Last month we reported how sales were down throughout the north Palm Beach County area and it was great to see a robust ...

Juno Beach Housing Inventory Levels Increase for 3rd Straight MonthHappy New Year. January 1st has finally arrived and with it the anticipation of another year and what to expect in the south Florida real estate market. Looking back there is no doubt that we made great strides during 2011 in returning to somewhat normal conditions. In about a week we will be putting together our year end review and I think everyone will be happy to see how strong our foundation is compared to a year ago. One metric that we closely watch and bring to you on a monthly basis is the changes to the inventory of homes available for sale in the various markets of north Palm Beach and southern Martin County. If anyone was watching in 2005 they would have seen how inventory continued to increase throughout the y...

The other three stops included Jupiter, Mars and Venus. With a population of about 2,600, Juno Beach is tucked neatly between the Atlantic Ocean and the Intracoastal Waterway, and is a favorite retirement, fishing and vacation retreat. In the winter months, the population almost triples because of the many amenities the community has to offer. Not to mention it is located a few minutes from Roger ...

Pending Home Sales in Juno Beach Show Weakness   The local real estate market continues to change on a daily basis and the traditional ebb and flow is amazing to watch. This is our last update of pending home sales in 2011 and what a year it has been. Inventory levels have shrunk dramatically, prices remained under pressure, sales have been solid and we are well positioned for heading into the new year.   Pending sales are the most accurate predictor of what transactions we can reasonably expect to close escrow in the coming 30 to 60 days. Each month we track 5 different municipalities and bring those numbers to you to keep you in touch with where the market is heading as this affects everyone who is, or contemplating, either selling or buying property.   Last month pending sales were s...

Juno Beach Condominium Sales Flat in NovemberAfter a very solid, but mixed, month of sales during October I was anxious to see how things panned out in November. As reported earlier in the blog interest rates are at record lows, pending sales were also very solid but mixed and we have seen a slight increase in inventory levels. There is no doubt that the lower inventory levels we have been experiencing have an impact on sales so let’s look at the final numbers for last month. During November our real estate sales power rankings ended up like this;    #1 Juno Beach unchanged    #2 Palm Beach Gardens down 12%    #3 Jupiter down 20%    #4 North Palm Beach down 27%    #5 Hobe Sound down 44%    #6 Tequesta down 60%None of the markets we cover in this report showed increased sales in November...

Juno Beach Housing Inventory Levels Increase 23% in 2 Month SpanInventory remains a problem for buyers looking for a new home these days in southern Florida. Just ask any of your friends who have been looking and you will hear the same story. We have been so spoiled over the past 5 years with excess inventory and options galore that buyers who remain very price conscious looking today are disappointed. 2011 has been an amazing year for further recovery and sales remain strong. It is going to be very interesting to watch where we go from here and because this business is so interesting it is why I enjoy what I do so much. Finding the right opportunity is not impossible as we have closed some amazing deals for clients over the past couple weeks that I cannot believe. Buyers just need to c...

Pending Home Sales Remain Steady in Juno Beach   The local real estate market continues to show amazing strength. If one reads the paper or turns on the TV news one would think that the sky is falling. From the front lines of the south Florida real estate market and I am active throughout Palm Beach and Martin Counties I can tell you somebody forgot to tell home buyers in our area. Inventories continue to shrink and finding properties continues to be a challenge. The hottest segments continue to be single family homes under $400,000 and well priced waterfront properties.   Pending sales are the most accurate predictor of what transactions we can reasonably expect to close escrow in the coming 30 to 60 days. Each month we track 5 different municipalities and bring those numbers to you to...

Juno Beach Condo Sales Down 33% in October Still trying to catch up after a well deserved vacation and a return to a south Florida real estate market that is hot, hot, hot. While I quit reading the newspaper and listening to news on the TV I get more than enough from the internet and know how the talking heads report how bad everything is with the economy. Somebody forgot to tell home buyers how bad it is because they continue to spark the amazing rebound we have seen this year. Particularly strong is the single family home market and well priced waterfront properties but we are seeing strength everywhere. Watch for a big sale coming out of Martin County soon. During October our real estate sales power rankings ended up like this;       #1 Hobe Sound     #2 Tequesta     #3 North Palm Be...

Juno Beach Home Inventory Levels Jump 11%Wow what a little havoc a well planned holiday can play. Working like crazy to ensure I took care of my clients before leaving the country on a little vacation then coming back to a real estate market that is on fire has put me behind on my blogs; way behind. With the Thanksgiving weekend upon us I knew the annual slowdown we experience this weekend would allow me to catch up and for that I am thankful!  Real estate sales throughout the north county area have had a strong showing for most of the year but we have seen some a little softening over the past couple months. In a little over a week we will be releasing the final November sales numbers and while it is still a bit too early for accuracy we will probably see those trends continue. Sales i...

October sales of existing homes in Juno Beach Florida jumped 100% percent compared with the same time last year, despite lingering concerns the tighter lending and low appraisals. A report released this week by the Florida Realtors showed that 918 Palm Beach County single-family homes were purchased in October at a median sale price of $184,900 - 16 percent below last year's price but 3 percent higher than in September.
