Bank Levy: Insider Tricks To Stop One  Your Best Defense Against A Bank Levy A Collection Due Process Hearing, also known as a CDP hearing, may be your last best chance to resolve a tax controversy and stop a bank levy with the IRS short of tax litigation. The IRS does not allow taxpayers to request these hearings for “frivolous” reasons. That includes refusing to pay tax on religious or moral grounds. What Are Some Legitimate Reasons to Request a CDP Hearing? You want to seek payment alternatives such as a payment plan or an offer in compromise. To get these plans accepted, you must file all delinquent returns. You have a terminal illness and overwhelming medical bills. You can’t pay because you’re living on Social Security or unemployment. You can’t afford to pay with your income—th...

Collection alternatives if you cannot pay the tax debt We know the story: things are tight financially, so you either (1) do not file the tax return, or (2) file the return but don’t pay the balance due. But do not worry, you tell yourself, next year will be better. Now it is 2-3 years later and a letter arrives from the IRS, and the threats start, and maybe it has even gotten to the point of actual levy and seizure activity. Now the IRS is wreaking havoc on your financial life and you simply do not know what to do. We know. We have helped many clients through that exact scenario. Fear not, there is a light at the end of the tunnel. Protecting Your Family While Selling Your Homein A Covid WorldYou may have heard, that the inventory levels in Northeast Florida real estate market is very low. We are seeing even more multiple offers situations and houses going under contract quickly. If they’re priced right and not ugly, of course. Levels like we saw in 2005, even lower! So that means we need more houses for the current buyer demand. I think a big reason we have such a small amount of homes on the market is due to owners being nervous about listing their home, and opening it up to strangers who may or may not have the virus. That’s very understandable and while I’ll be talking about ways to protect you and your family in this blog post, I am not going to guilt you into listing and tell you that it’s perfectly safe. That...

The Difference Between Being Pre-Qualified & Pre-Approved for a MortgageToday’s blog I’m going to talk about the difference between between being pre-qualified and pre-approved for a mortgage. Going home searching without a preapproval is like going outside without any clothes on, OK that might be a little more extreme, because you’re not gonna get arrested for not having a preapproval letter, but wearing clothes and being pre approved will get ya closer to home ownership. 😁Let’s talk about pre-qualification. This can be as simple as giving the lender your numbers over the phone or even online. Numbers meaning income, debts or assets. Nothing verified. Usually no credit pulled. Pre approval is where you gotta prove your numbers via bank statements, pay stubs, credit reports, employment ...

Down Payment Assistance Programs in Northeast FloridaSometimes that can seem a little overwhelming or you might think you need a ton of money to buy a home. Not so at all. Right now, there are around 5 different programs. I won’t go through all of them in this blog, but, check this link with the a flyer of the various progra Down Payment Assistance Programs Some can be in the form of a 2nd mortgage. Some are forgiven and some are not. Forgiven? You’re wondering if you have to give some kind of confession aren’t you? Nope, no worries you’re good, that’s not the kind of forgiveness I’m talking about. 🤣 🤣 Forgiven means that after a certain set are terms or rules are met, you no longer owe the down payment assistance portion. So for example, one program is 3 or 4% of the purchase price tha...

Home values keep rising, and we are firmly planted in the midst of a seller's market here in Jacksonville FL.COVID has had NO negative effect on the selling prices of homes in the Jacksonville Metro area.In fact, it’s quite the opposite. Low inventory and high demand (due to historically low interest rates) has put upward pressure on list prices, and appraisals are holding steady. Per the NEFAR stats for June 2020, the sales prices of homes in the market has risen 5.4% year-over-year. That is an increase from growth of 5.2% for the same time period year-over-year, 2018-2019.  So, even though we are in the midst of a pandemic, home sale prices in the metro area are strong, and appraisals have not quashed growth. If you’ve been in your home 3 years or more, chances are you’re sitting on po...

Mike and Cindy Jones Jacksonville Real Estate Agents just SOLD another house in Jacksonville in the Mandarin area in record time and for the highest price per square foot in this neighborhood since the crash in 2008. We did some pre-marketing on this house prior to putting it on the market and while we were waiting for the photos to be professionallty done, the web sites to be built out and the video to be shot. When it did finally hit the market the repsonse was incredible. Constant showings keep the sellers busy for two days. We recieved multiple offers and the first offer hit the table in just 6 hours. After it was said and done the sellers accepted a full price cash offer on the second day.... we closed April 1st even amidst the Covid 19 pandemic. Buyers are still out buying homes a...

Jacksonville Fl Real Estate Market Report November 2018   Almost 600 homes more on the market in November in 2018 vs 2017. Still seeing a seller's market, but the signs are showing a softening. Just need to keep in eye out in the new year. You might be wondering if these numbers apply to your home, but each neighborhood is different, so if you're thinking of selling and want to know more click: What is My Jacksonville Home Worth? If you're a buyer and want to see what homes are available in Jacksonville, click the following link: Want to Search for Homes in Jacksonville Florida?  Median Sales Price: Looking at sold homes it means that half ...

Jacksonville Fl Real Estate Market Report October 2018 Again, another month where we see the inventory levels coming up. This will give buyers more homes to choose from. I'm even seeing that in the lower price points of 200k and below. Some sellers think they can over price their listing, even with the home not updated or in tip top shape, and it will still sell, but buyers aren't having it. They are expecting more bang for their buck, so sellers you need to have your home in great shape or buyers will not give your home the time of day.You might be wondering if these numbers apply to your home, but each neighborhood is different, so if you're thinking of selling and want to know more click:  What is My Jacksonville Home Worth?  If you're a buyer and want to see what homes are available ...
